ABOUT THE ROLE
We are seeking an experienced Powered Land Acquisition Manager to lead the identification, evaluation, and securing of powered land opportunities for our US-focused data center portfolio. In this role, you will be responsible for sourcing large-scale industrial and raw land parcels capable of supporting hyperscale campuses, coordinating power infrastructure procurement, and negotiating complex land transactions with landowners, brokers, and developers.
Responsibilities

Site Sourcing & Assessment: Identify large industrial or raw land parcels capable of supporting hyperscale campuses, often exceeding 100+ acres, with proximity to fiber and high-voltage transmission infrastructure. Evaluate the viability of both utility and behind-the-meter power solutions at 200MW+ scale.

Power Procurement: Coordinate directly with utility providers to secure substation capacity, transmission access, and power agreements — including "powered land" structures where energy infrastructure is committed prior to construction.

Entitlements & Zoning: Lead the due diligence process across zoning, rezoning, land-use permitting, environmental reviews, and water usage agreements. Understand permitting timelines and their implications for construction schedules.

Negotiation & Closing: Lead commercial negotiations for purchase agreements, land options, and long-term land leases with landowners, brokers, and developers. Maintain and grow relationships across the brokerage and developer community to ensure FluidStack never misses a valid site opportunity.

Government & Community Relations: Engage with local, state, and municipal officials to secure development agreements, economic incentives, and community support for large-scale projects.

Internal Collaboration: Partner with DC Design, Engineering, Construction, Finance, and Legal to align land acquisition strategy with technical requirements, deployment timelines, and multi-year infrastructure investment planning.

Capacity Planning: Own forecasting and capacity tracking across all regions to ensure land availability keeps pace with new and unforeseen customer demand.
ABOUT YOU

5–10+ years of experience in commercial or industrial real estate acquisition, site selection, or energy infrastructure projects, with a strong focus on data centers or large-scale industrial development.

Deep understanding of data center infrastructure requirements, high-voltage electricity systems, zoning and permitting frameworks, and land-use regulations.

Proven track record of closing complex, high-stakes land transactions at scale.

Strategic thinker with the ability to anticipate market trends, identify high-potential locations — such as sites with ready transmission access — and manage long-term land banking strategies.

Strong relationship management skills across brokers, landowners, developers, utilities, and government stakeholders.

Exceptional communication and interpersonal skills; able to align diverse internal and external stakeholders in a fast-moving environment.

Bachelor's degree in Real Estate, Finance, Business Administration, Engineering, or a related field.

Willingness to travel 20%+ as needed for site visits and stakeholder engagement.

The salary range for this position is $175,000 - $235,000 per year, depending on experience, skills, qualifications, and location. This range represents our good faith estimate of the compensation for this role at the time of posting. Total compensation may also include equity in the form of stock options.
