ROLE AND RESPONSIBILITIES
A day in the life of an Assistant Neighborhood Sales Manager
Unlike a ‘normal’ office job, your day will start between 9-10am in the model home or sales office you have been assigned to. You will be the right hand of the Neighborhood Sales Manager (NSM) in setting up the sales office for success. Your typical day will include greeting prospects and appointments when they arrive to the model home, learning what is important to them in their home search, and showing available homes. You’ll help keep everything in order putting together and stocking brochure material, and auditing the sales and marketing materials, including the website, to make sure all details are accurate. You will also be involved in making sure homebuyers have what they need throughout the buying process. This means that each week you will be talking with customers to answer any questions regarding their home progress, loan information and more. You will interact with corporate marketing to announce upcoming events and happenings at your neighborhood to prospective homebuyers and submit listing information for homes on both StanleyMartin.com and the MLS. At the end of the day, you are an essential part of making sure your neighborhood looks great and that you are providing high quality customer service while helping to achieve the neighborhood sales goal.

Frame Your Sales Experience Around New Home Construction
Hiring managers at homebuilders like Stanley Martin want to see experience with consultative, high-value sales cycles. Tailor your resume to highlight contract negotiations, buyer relationship management, or model home sales rather than generic retail or SaaS sales backgrounds.
Get Your LCA Timeline Right Before Accepting
For H-1B transfers or new filings, your employer must file a certified Labor Condition Application with the DOL before USCIS can process the petition. Factor in a two- to four-week LCA certification window when negotiating your start date with a hiring manager.
Target Communities in Stanley Martin's Active Markets
Stanley Martin builds across Virginia, Maryland, Georgia, and the Carolinas. Focusing your applications on communities in active development phases increases your chances of landing a role where a sales headcount is genuinely open and a sponsorship conversation is more likely to happen.
Verify Your Work Authorization Status Matches the Role Type
Real estate sales roles often require a state license, which has its own residency or status requirements. Confirm that your visa type permits the employment arrangement Stanley Martin uses for its Sales staff before you apply, since commission-based structures can affect cap-exempt status analysis.
Use Migrate Mate to Find Open Sales Roles with Sponsorship History
Search Stanley Martin Homes on Migrate Mate to browse current Sales openings filtered by visa sponsorship. This saves you from applying blind and lets you prioritize roles at locations where the company has sponsored candidates in this function before.
Prepare Your I-9 Documents Before Your Offer Letter Arrives
Stanley Martin, like all federal contractors and E-Verify participants, must confirm your work authorization through E-Verify at onboarding. Having your passport, visa, and I-94 arrival record organized in advance prevents delays between your signed offer and your first day on site.
Frequently Asked Questions
Does Stanley Martin Homes sponsor H-1B visas for Sales roles?
Yes, Stanley Martin Homes has sponsored H-1B visas for Sales positions. Sponsorship is not guaranteed for every opening, so the strongest approach is to apply for active Sales roles and confirm sponsorship availability directly with the recruiter during your first conversation. Roles tied to active communities tend to have more flexibility on this.
How do I apply for Sales jobs at Stanley Martin Homes?
You can find current Sales openings at Stanley Martin Homes through Migrate Mate, which filters for roles where the company has a visa sponsorship history. Apply directly through the company's careers portal and address sponsorship in your cover letter or initial recruiter screen. Roles are often tied to specific communities, so applying to locations in your target market improves your fit.
Which visa types does Stanley Martin Homes commonly use for Sales hires?
Stanley Martin Homes has sponsored H-1B visas and has also worked with candidates on F-1 OPT and F-1 CPT for Sales roles. TN visa holders from Canada and Mexico in qualifying professional categories may also be eligible. The right visa type depends on your nationality, your degree field, and the specific employment structure of the Sales role.
What qualifications does Stanley Martin Homes expect for Sales positions?
Stanley Martin typically looks for candidates with experience in consultative or relationship-driven sales, ideally in real estate, homebuilding, or a high-value product category. A bachelor's degree strengthens your H-1B eligibility by satisfying the specialty occupation requirement. Candidates who can demonstrate familiarity with new construction sales processes or buyer contract management stand out in the hiring process.
How do I plan my timeline if I need H-1B sponsorship for a Sales role at Stanley Martin Homes?
If you are not already in H-1B status, a cap-subject H-1B filing requires registration in the USCIS lottery each March for an October 1 start date. If you are already on H-1B with another employer, a transfer can be filed and you can start working as soon as USCIS receives the petition. Build your job search timeline around these windows so your offer and filing align cleanly.
