The Neighborhood Sales Manager is responsible for the on-site sales of Stanley Martin homes and neighborhoods.
Responsibilities and Duties:
- Meets Sales Plan by focusing on one sale, per week, per neighborhood
- Embraces and executes The Stanley Martin Way
- Foundations of Sales Success - Follows a Sales Process with every prospect to provide the home buying experience we believe every customer deserves
- Salesforce - Maximizes Salesforce as a sales tool and partners with the New Home Consultants to capture every prospect and every interaction
- First Heritage Mortgage (FHM) - Sells and advocates FHM as the Lender of Choice
- Homebuyer Experience (HBX) - Follows the HBX Process and uses a team approach with the Neighborhood Construction Manager, and Loan Officer to ensure every homebuyer receives the communication necessary to deliver a great home-buying experience
- Best Foot Forward - All point of sale and marketing materials are always in Best Foot Forward condition
- Competitive Brilliance – Maintains a full understanding of the competition using the CMA tool including pricing, incentives, included features, and homesite availability
- Administration of sales contracts and reporting of home sales, lot status and inventory
- Ensure property listings are in the MRIS, New Homes Guide and other “list” publications
- Work with Marketing Dept. to promote homes and neighborhoods
- Maintain Community Data Notebook of project including services, facilities, and products
- Maintain Real Estate license in good standing (where applicable)
- Complete all other duties as assigned by manager
- Adhere to company safety standards and help promote a safe working environment
- Represent the company professionally in all interactions with customers and home buyers
- Adhere to and promote the Mission, Vision, and Values of Stanley Martin
