I. Position Summary:

SAGE Design-Build, Inc. is seeking a 5-year minimum proven experienced with ground-up construction and motivated Project Manager to join our commercial construction team. The Project Manager will have overall responsibility for managing assigned commercial construction projects from preconstruction through final completion, ensuring projects are delivered safely, on schedule, within budget, and to the quality standards expected by our clients.

This position requires a hands-on, organized professional who can effectively manage the many moving parts of a construction project while maintaining strong relationships with owners, architects, engineers, subcontractors, vendors, and internal team members.

Working collaboratively with the superintendent towards the successful completion of the project.

Responsible for complete financial accountability of the project, including cost estimating, bidding projects and written proposals.

As a Design-Build contractor, our Project Managers are involved in both the construction and design coordination process and are expected to understand how design decisions, constructability, scheduling, cost, and field conditions impact the overall project.

II. Key Responsibilities:

Project Management & Administration

• Manage commercial construction projects from contract award through project closeout.
• Develop and maintain project schedules and monitor progress against established milestones in conjunction with superintendents.
• Establish project budgets and continuously monitor project costs, commitments, and projected final costs.
• Review contracts, plans, specifications, drawings, and other project documents.
• Maintain accurate project documentation, including meeting minutes, correspondence, submittals, RFIs, change orders, schedules, and financial information.
• Coordinate project activities among owners, architects, engineers, subcontractors, vendors, and internal staff.
• Identify potential project issues early and develop solutions to keep projects moving forward.
• Conduct and/or participate in project meetings and distribute meeting minutes and action items.
• Maintain clear and timely communication with the project team and client throughout the project.

Preconstruction & Estimating Support

• Review plans and specifications for constructability, completeness, and potential cost or schedule issues.
• Assist with value engineering and cost-saving opportunities.
• Review subcontractor and vendor proposals and assist with scope evaluation.
• Assist in developing project schedules, procurement schedules, and construction strategies.
• Coordinate design development and construction requirements with architects, engineers, consultants, and clients.

Subcontractor & Vendor Management

• Solicit, review, and coordinate subcontractor and vendor proposals as required.
• Prepare and/or manage subcontract agreements, purchase orders, and scopes of work.
• Ensure subcontractors understand contract requirements, schedules, safety expectations, and quality standards.
• Monitor subcontractor performance and address schedule, quality, coordination, and contractual issues.
• Review subcontractor invoices and payment applications for accuracy and completion of work.
• Coordinate long-lead materials and equipment to minimize schedule impacts.

Cost & Change Order Management

• Maintain current project budgets and cost reports.
• Review project costs, commitments, invoices, and projected costs to complete.
• Identify potential cost overruns and communicate concerns promptly.
• Prepare, negotiate, and process owner and subcontractor change orders.
• Track changes in scope and ensure appropriate documentation and authorization are obtained.
• Review proposed changes for cost, schedule, and constructability impacts.
• Provide monthly project forecasting and financial reporting.

Design & Construction Coordination

• Coordinate communication between the design team and construction team.
• Review drawings and specifications for coordination issues and constructability concerns.
• Manage the RFI and submittal process.
• Coordinate design revisions and ensure current drawings and documents are distributed to the appropriate parties.
• Work with architects, engineers, consultants, and field personnel to resolve design and construction issues.
• Help ensure the project is constructed in accordance with the approved plans, specifications, contract documents, and applicable codes.

Field & Construction Oversight

• Work closely with the Superintendent to ensure the project is progressing according to schedule, budget, plans, and specifications.
• Conduct regular site visits and participate in project inspections and meetings.
• Monitor overall project quality and assist in resolving deficiencies.
• Coordinate inspections, testing, commissioning, and other project requirements.
• Assist with project safety coordination and ensure company and project safety requirements are being followed.
• Assist with punch list development, completion, and final project turnover.

Client & Relationship Management

• Serve as a primary point of contact for the client throughout the construction process.
• Develop and maintain professional, positive relationships with clients and project stakeholders.
• Communicate project status, schedule, budget, changes, and potential issues clearly and proactively.
• Respond to client concerns in a timely and professional manner.
• Work to ensure the client's expectations are understood and met while protecting the company's contractual and financial interests.
• Participate in client turnover and post-project follow-up.

Project Closeout

• Coordinate completion of punch list items.
• Manage collection and review of closeout documentation, warranties, O&M manuals, as-builts, and other required documents.
• Coordinate final inspections and project turnover.
• Assist with final subcontractor/vendor closeout and project financial reconciliation.
• Participate in post-project reviews to identify lessons learned and opportunities for improvement.

III. Qualifications

Required:

• Bachelor's degree in Construction Management, Engineering, Architecture, Business, or a related field or equivalent construction experience.
• Minimum of 5 years of commercial construction project management experience.
• Experience managing new construction, renovations, and tenant fitouts.
• Strong understanding of commercial construction methods, contracts, scheduling, estimating, and project financial management.
• Ability to read and interpret architectural, structural, civil, mechanical, electrical, and plumbing drawings.
• Strong organizational and time-management skills.
• Excellent written and verbal communication skills.
• Strong problem-solving and decision-making abilities.
• Ability to manage multiple projects, priorities, and deadlines simultaneously.
• Proficiency with Microsoft Office, including Excel, Word, Outlook, Teams, MS Project, Bluebeam, and Procore.
• Ability to work effectively with clients, architects, engineers, subcontractors, vendors, and field personnel.
• Valid driver's license, insurance and reliable vehicle.
• Smartphone

Preferred:

• Experience with Design-Build construction.
• Experience with industrial, healthcare, education, corporate, hospitality, retail markets.
• Experience with construction project management software.
• Experience with estimating and cost-control processes.
• Knowledge of AIA and DBIA contracts and construction documentation.
• Knowledge of prevailing wage/Davis-Bacon requirements where applicable.
• OSHA 30-hour certification or willingness to obtain.

VI. Work Environment

This is a hands-on position requiring a combination of office and construction-site work. Regular travel to active project sites is required. The position may require early morning, evening, weekends, or extended hours based on project requirements, meetings, deadlines, or critical construction activities.
