We're seeking an energetic, creative, and customer-focused Leasing & Marketing Specialist to help support our residents in delivering an outstanding leasing experience.
Position Summary:
The Leasing & Marketing Specialist is responsible for increasing occupancy through marketing, exceptional customer service, and relationship-building. This role serves as the first point of contact for prospective residents while leading marketing initiatives that promote our communities and generate qualified leasing traffic.
The ideal candidate enjoys engaging with people, creating compelling marketing content, and creating and executing efficient administrative operations. Manages annual lease-up cycle.
Key Responsibilities:
Leasing & Relationship Building
- Serve as the primary contact for prospective residents from initial inquiry through lease signing.
- Respond promptly to inquiries via phone, email, text, website, and social media.
- Conduct engaging property tours for prospective residents.
- Manages annual showing cycle, including schedule, additional leasing agents, and tracks and monitors lease-up.
- Build relationships with prospects and guide them through every step of the leasing process.
- Prepare lease agreements and ensure all required documentation is completed accurately.
- Maintain current knowledge of apartment availability, pricing, amenities, and market conditions.
Marketing & Brand Development
- Develop and execute marketing plans that increase community visibility and drive qualified leads.
- Manage online listings to ensure accuracy and consistency across all advertising platforms.
- Create engaging social media content, photography, videos, and promotional campaigns.
- Coordinate digital marketing initiatives, email campaigns, and community promotions.
- Build partnerships with local businesses and organizations to increase brand awareness.
- Monitor online reviews and reputation management, and respond professionally when appropriate.
- Track marketing performance, analyze results, and recommend improvements to maximize return on investment.
Resident Experience
- Foster positive relationships with current residents.
- Coordinate move-ins and move-outs to ensure a seamless experience.
- Assist with resident communications, newsletters, and community events.
- Support resident retention initiatives through proactive communication and exceptional customer service.
- Collaborate with maintenance and property management to promptly resolve resident concerns.
Administrative Responsibilities
- Maintain accurate leasing records within the property management system.
- Track leasing activity, marketing metrics, and occupancy reports.
- Process rental applications and collect required documentation.
- Maintains photo library.
- Assist with parking assignments and other leasing-related administrative duties.
Qualifications:
- Bachelor's degree in Marketing, Business, Communications, Real Estate, Hospitality, or a related field preferred, or equivalent experience.
- Previous experience in leasing, marketing, sales, hospitality, customer service, or property management preferred.
- Strong written and verbal communication skills.
- Creative mindset with experience managing social media platforms and digital marketing.
- Excellent organizational and time management skills.
- Proficiency with Microsoft Office and property management software.
- Excel strength is required
- Experience with Canva, Adobe Creative Suite, or similar marketing tools is a plus.
- Self-motivated, adaptable, and able to manage multiple priorities.
- Availability to work occasional evenings and weekends during peak leasing season.
