POSITION DESCRIPTION
TITLES: Engineering Maintenance Technician 3
DEPARTMENT: Engineering & Maintenance
REPORTS TO: Director of Engineering
Essential Duties and Responsibilities
The Hotel Maintenance Technician 3 performs all advanced facility maintenance. Insures the hotels internal and external structure and equipment are continuously maintained and operating under minimal supervision. The idea person for this role will have a strong understanding of electrical, HVAC, commercial laundry and kitchen equipment Responds to maintenance service requests and repairs as directed. Cleans and inspect all common areas and building systems and report deficiencies to supervisors while also adhere to the company’s safety programs. Prioritizes guest requests, while also insuring the safety of employees and guests. Carries a portable radio, staying in constant communication with the central base station and respond to all engineering service calls.
ESSENTIAL RESPONSIBILITIES
- Advanced understanding including troubleshooting and repairs of hotel related systems and equipment – Electrical, HVAC, Kitchen Equipment, Laundry Equipment, Plumbing, Pool, and Life Safety.
- Respond to and handle guest requests in a courteous, efficient, safe manner.
- Monitor and maintain all engineering functions when full engineering staff is not available (i.e. weekends and evenings). Respond to all emergency situations including fire alarms, bomb threats, disasters and power failures; notify the appropriate authorities.
- Make rounds of the hotel property to ensure everything is in working order.
- Clean and maintain all equipment and work areas.
- Complete maintenance requests, take equipment and meter readings and maintain log to notify the next shift. Document all parts used and parts needed to be purchased.
- Handle elevator breakdowns.
- Maintain proper records of the Rooms Preventive Maintenance Program and Request Program.
- Complete work order request forms on a daily and timely basis.
- Report any unsafe conditions to leadership.
JOB QUALIFICATIONS
Education and Experience
- College degree or certifications will be considered helpful, engineering related preferred.
- Vocational schooling, military training, certification and/or experience in building related trades required in 1 or more of the following areas: HVAC, Electrical, Plumbing, and Carpentry.
- 3+ years of hands-on experience at a comparable location.
- Hotel experience preferred.
Knowledge, Skills and Abilities
- Knowledge of hotel operations, including marketing plans, security and safety programs, personnel and labor relations, preparation of business plans, repairs, maintenance, budget forecasting, quality assurance programs, hospitality law, and long-range planning.
- Be skilled in several areas such as HVAC, electrical, carpentry, dry walling, painting, plumbing, roofing, and landscaping with or without reasonable accommodation.
- ADA related Physical Demand Section: Frequent walking, climbing, bending, lifting, pushing, pulling, talking, smiling, writing, at times working in cramped noisy locations susceptible to extreme hot and cold temperatures with or without reasonable accommodation.
- Leadership skills to motivate and develop staff and to ensure accomplishment of goals. Able to set priorities, plan, organize, and delegate.
- Effective verbal and written communication skills.
- Ability to adapt communication style to suit different audiences, such as effectively communicating with supervisors, coworkers, public etc.
