INTRODUCTION
Bridge Tower is a vertically integrated owner-operator of Single Family and Build For Rent communities. We provide homes in urban core infill and suburban areas for families. Bridge Tower self-performs and our expertise includes acquisition, entitlement, development, construction, leasing, property management, and asset management for both SFR and Build-For-Rent. Bridge Tower constructs and delivers 400+ new homes per year.
This position will be primarily based at our community in Denton, TX. Travel to other communities will be required on occasion.
ROLE AND RESPONSIBILITIES
The Leasing Professional position is designed to provide support to numerous communities and align well with candidates who enjoy dynamic work environments. This role is responsible for the day-to-day management of our Communities, including leasing, tenant relations, maintenance and repairs scheduling, and posting payments. The Leasing Professional will become well-versed with the Dallas Portfolio, augment the talent assigned to each community, and model standardized procedures.
- Conduct on-site tours for prospective residents, showcasing each property’s features and amenities
- Follow up promptly with all guest cards, inquiries, and potential leads to maximize leasing opportunities
- Perform outreach marketing to generate traffic and build relationships with local businesses to promote the property
- Assist in screening and selecting qualified tenants to ensure a high occupancy rate
- Coordinate and conduct pre-move-in inspections to ensure units are ready for new residents
- Assist with the move-in process, ensuring a smooth and welcoming experience for new tenants
- Maintain a high level of customer service, addressing questions and concerns from potential and existing tenants in a timely and positive manner
- Prepare and process lease agreements, ensuring all terms and conditions are clearly communicated
- Collect security deposits and rent payments while adhering to company policies
- Enforce lease agreements, ensuring compliance with terms and conditions
- Coordinate with maintenance personnel and vendors to schedule repairs and services, ensuring the property is well-maintained
- Stay up to date on market trends to make competitive leasing recommendations
- Support property management in day-to-day operations and perform additional duties as assigned
BASIC QUALIFICATIONS
- 2-3 years of Leasing experience
- Texas Real Estate License or Service Industry experience Preferred
- Strong working knowledge of MS Word, Excel, Outlook and Adobe Acrobat Pro
- Highly motivated and proactive
- Excellent organizational skills and ability to multi-task
- Ability to communicate both orally and in writing
- Excellent people skills
- Available to work Tuesday - Saturday
- New construction/Lease-up Experience Preferred
