About the Role
Responsibilities
- Lead and manage full-cycle project and property accounting processes for active and pipeline development projects, ensuring seamless integration with Flow’s corporate month-end close.
- Monitor and analyze project spend, maintaining project cost ledgers and tracking budget-to-actual variances throughout all phases of development, including pre-development, construction, and lease-up.
- Develop and maintain key relationships with internal development, acquisitions, construction, and property management teams, as well as with external general contractors, lenders, and investors.
- Manage and support annual audit processes and project-specific audits with third-party auditors, including preparation and reconciliation of supporting schedules.
- Oversee tax preparation and compliance for all real estate development entities; coordinate with third-party tax advisors for project- and entity-level filings.
- Build and maintain robust project-level cash flow and accounting models to support development feasibility analyses, construction cash management, and capital calls.
- Assist in the preparation and review of project and corporate budgets, proformas, reforecasts, and variance analyses.
- Manage payment of construction loans, including compliance with loan covenants, reporting requirements, and interest reserve tracking.
- Oversee development project cost allocation, including land, hard, and soft costs, as well as capitalization policies in accordance with GAAP; manage accurate allocation for mixed-use or multi-phase developments.
Ideal Background
- Bachelor’s degree in Accounting, Finance, or related field; CPA or progress toward CPA designation a plus.
- 7+ years of progressive accounting experience, with at least 3+ years in real estate development or construction project accounting.
- Advanced proficiency in Excel and project-based accounting systems; experience with Yardi, Procore, MRI, or similar real estate and construction ERP systems strongly preferred.
- Strong communication and presentation skills, able to translate financial concepts for diverse audiences.
- In-depth knowledge of GAAP as applied to development, construction, and capitalization policies.
- Solid understanding of real estate development terms, construction project cycles, cost-tracking methodologies, and lender reporting requirements.
- Proven ability to multitask, prioritize, and thrive in a fast-paced, deadline-driven development environment.
