INTRODUCTION
This role will support Discovery Land Company's Hawaii projects and be based at the Makena Golf & Beach Club location, set on Maui, HI. Discovery is looking for a Financial Analyst to join the FP&A team. The Financial Analyst will support the financial affairs for the project's sales, development, and operations.
KEY RESPONSIBILITIES

Maintain working version of project business plans, ensuring that actuals tie to accounting systems and all forecast data including sales and development costs reflect current contracts and are consistent with business goals and objectives.

Responsible for preparing the monthly investor report, which includes aggregating necessary financial information and preparing analytical commentary, soliciting and incorporating review comments from key project leaders, and assisting with the distribution of the report and preparation for monthly investor presentations on reported materials.

Develop relationships with the project’s stakeholders including investors and lenders to provide them with any requested information on a timely basis, as well as to provide project and company leadership with insight on any changes or concerns.

Support the accounting close process with the accounting and finance team, ensuring timely and accurate completion of all requirements for monthly, quarterly, and annual reporting. Assists with operations and oversight of project accounting including cash management, general ledger, job cost, budget accounting, contract management, A/P, and maintenance of fiscal records.

Assist in the annual business plan process, which includes the club and development.

Support a financial comparison and approval process for each project budget, while working with the applicable parties for approval including the project PM, VP of Development, and owner representative.

Provide assistance and support to the accounting team related to correct coding of invoices and maintaining up-to-date budget/commitments.

Participate in regular development, sales and club operations calls, while having a general knowledge of ongoing activity at the project.

Draft memos and provide ad hoc analysis (especially financial analysis) as needed for the project, including but not limited to equity partner requests, financing needs, appraisals or other external analysis, and internal/corporate team requests.
QUALIFICATIONS

Bachelor’s degree from accredited college or university, preferably in Finance, Accounting, Real Estate, or other applicable field.

2-5+ years of job-related experience, skill, and knowledge.

Familiarity with US GAAP.

Real Estate experience preferred.

Prior working knowledge of accounting applications including Timberline, Sage Intacct and TEI highly preferred.

Proficiency in Microsoft Office Product Suite, particularly Excel. Experience in creating and analyzing advanced Excel models and utilizing advanced functions.

Ability to work in a team environment.

Ability to work a flexible schedule, including evenings, weekends, and holiday and a shift greater than eight (8) hours in length, when necessary due to business demands.
