JOB DETAILS
We are seeking a dynamic and experienced Preconstruction Manager to join our progressive team in the construction industry. The ideal candidate will play a crucial role in our preconstruction phase, leading the planning, budgeting, and estimation of our construction projects. This role involves a high level of responsibility and requires a strong understanding of contract management, subcontracting, contract negotiation, project bidding, cost control, project planning, and procurement. The successful candidate will have a proven track record in the industry and a keen eye for detail, ensuring that all aspects of our projects are meticulously planned and executed.
Responsibilities
As a Preconstruction Manager, your duties will include but are not limited to:
- Leading and managing the preconstruction phase of all projects, ensuring that all aspects are planned, budgeted, and estimated accurately.
- Coordinating with project stakeholders to gather all necessary information for the preconstruction phase.
- Developing and maintaining detailed project schedules, including all administrative tasks and site activities.
- Conducting detailed risk assessments to prevent potential project delays or cost overruns.
- Reviewing and negotiating contracts and subcontracts, ensuring that all agreements are in the best interest of the company.
- Coordinating with the procurement team to ensure that all necessary materials and equipment are acquired in a timely and cost-effective manner.
- Implementing effective cost control measures to ensure that projects are completed within budget.
- Leveraging your excellent Microsoft Excel skills to track and report on project progress, costs, and other key metrics.
- Continually improving preconstruction processes and procedures to enhance efficiency and accuracy.
QUALIFICATIONS
To be successful in this role, you will need:
- A minimum of 4 years of experience in a similar role within the construction industry.
- Proven experience in preconstruction planning, budgeting, contract management, subcontracting, contract negotiation, project estimation, project bidding, cost control, project planning, and procurement.
- Excellent Microsoft Excel skills, with the ability to create complex spreadsheets and perform advanced data analysis.
- Strong negotiation skills, with the ability to secure favorable terms and conditions for the company.
- Excellent communication and interpersonal skills, with the ability to liaise effectively with a range of stakeholders.
- Strong problem-solving skills, with the ability to identify and resolve potential issues before they impact project timelines or budgets.
- A relevant degree in Construction Management, Engineering, or a related field would be advantageous.
