Position Overview

Rusk Renovations Inc. is seeking an experienced and highly motivated Project Manager to lead luxury residential construction projects throughout New York City. This role is responsible for overseeing projects from preconstruction through final completion and punchlist while maintaining the highest standards of quality, client service, budgeting, scheduling, and team leadership.

The Project Manager serves as a key leader within the organization and is expected to successfully manage multiple high-end projects simultaneously while fostering strong relationships with clients, architects, designers, subcontractors, and internal teams. This position requires a highly organized construction professional with extensive experience in complex residential renovations, strong communication skills, and the ability to proactively manage projects in a demanding and fast-paced environment.

Project Managers are expected to oversee annual project volume of approximately $8M + while contributing to the continued growth, culture, and operational excellence of the company.

Core Responsibilities:

Project Delivery & Financial Performance

• Deliver 2–3 concurrent luxury renovation projects with combined annual billings of approximately $8M+
• Build and maintain project schedules, budgets, procurement logs, RFI logs, and submittal trackers from preconstruction through closeout
• Execute buyout strategy for all assigned scopes — solicit bids, level proposals, and issue subcontracts on time
• Track and manage project costs against approved budgets; identify and flag variances early
• Produce accurate monthly cost-to-complete projections and financial forecasts for all assigned projects
• Submit pay applications and owner billing packages accurately and on deadline (≥90% on-time performance)
• Identify, price, and submit change orders promptly; maintain change order log with ≥95% coverage of compensable scope
• Limit uncompensated project delays through proactive scheduling, early procurement, and issue escalation

Scheduling & Documentation Discipline

• Build and maintain project schedules, budgets, procurement logs, RFI logs, and submittal trackers from preconstruction through closeout
• Develop and maintain detailed CPM schedules; issue monthly schedule updates for 100% of assigned projects
• Maintain 4-week lookahead schedules with ≥90% compliance and forward visibility
• Produce and distribute meeting minutes, RFI responses, and project correspondence on schedule (≥90% compliance)
• Coordinate submittals and shop drawings with design team; track approvals and ensure procurement alignment
• Maintain complete, organized, audit-ready project documentation in Procore at all times

Field Coordination & Subcontractor Management

• Coordinate daily with site superintendent and trade partners to maintain schedule, quality, and safety standards
• Conduct regular site walks to verify work-in-place aligns with drawings, specs, and approved submittals
• Drive subcontractor performance through clear scope definition, milestone tracking, and accountability
• Identify and resolve field conflicts, RFIs, and design gaps before they impact schedule or cost
• Manage material deliveries, long-lead procurement, and logistics coordination with field leadership

Team Leadership & Production Accountability

• Drive performance and output of Associate PMs through direct coaching, delegation, and accountability for deliverables
• Train team members on company systems, workflows, and documentation standards with measurable adherence
• Maintain jobsite leadership continuity by directly managing project operations when field leadership gaps occur (up to 5 consecutive days)
• Establish clear expectations and ensure team execution aligns with company production standards and timelines

Client & Stakeholder Communication

• Serve as the primary day-to-day point of contact for clients, architects, and interior designers on assigned projects
• Communicate proactively on schedule status, open issues, and upcoming decisions
• Manage client expectations through transparent reporting and consistent follow-through on commitments
• Build and maintain strong client, architect, and subcontractor relationships that support project execution and repeat business
• Represent Rusk Renovations with professionalism and white-glove service standards at all project touchpoints

Internal Reporting & Operations

• Participate in production and operations meetings with clear, prepared updates on schedule, financials, and risk
• Support APMs and field staff with task delegation, system training, and workflow guidance
• Complete project closeout evaluations and punch list management within defined timelines
• Contribute to process improvement initiatives and share lessons learned across the team

Qualifications

· Bachelor's degree in Construction Management, Engineering, Architecture, or related field

· Minimum 5+ years delivering complex construction projects in NYC, including projects contributing to $8M+ annual volume

· Proven ability to hit financial, schedule, and production targets simultaneously across multiple projects

· Proficiency in Procore, Microsoft Project, Bluebeam, and standard construction management tools

· Strong ability to interpret drawings, contracts, and specifications and convert them into executable plans

· Proficiency in Microsoft Office specifically Excel

Work Schedule & Location

· Full-time, in-person role across NYC office and active jobsites

· Monday–Friday | 8:00 AM – 5:00 PM

· Limited work-from-home flexibility of up to one day per week may be permitted with direct supervisor approval based on project demands, staffing needs, and performance. Work-from-home arrangements are not guaranteed, may be revoked or adjusted at any time, and cannot be treated as a permanently reserved or blocked-off day on an employee’s schedule.

· Competitive salary starting at $150,000- 170,000 annually, commensurate with experience
