The Role

Wasa is looking for a sharp, highly organized, self-directed professional to run point on the legal and operational backbone of a growing portfolio of industrial and retail properties. You’ll work shoulder-to-shoulder with the Managing Principal and Chief Investment Officer, who are involved in this work every day. This is a true right-hand seat, not a siloed one. It’s an ideal move for an experienced real estate or corporate paralegal ready to step onto the business side, with more ownership and a direct line to the people making decisions. No two weeks look alike: you’ll move between leases, entity work, transactions, compliance, and live problems that need someone who can size them up fast, keep every piece organized, and drive it to done. At the center of it all is lease work: drafting, amending, and staying well ahead of every renewal. We also want someone genuinely curious about AI who is always asking how new tools could sharpen, speed up, or rethink the way we work. It’s a fit for someone who likes variety, owns their work end to end, and would rather solve the problem than wait to be told how.

What You’ll OwnLease Work (The Core of the Role)

• Draft new leases, amendments, and termination agreements, and own each lease from first draft through execution, renewal, and expiration.
• Track every renewal and option date across the portfolio and work directly with tenants to secure early renewals well before deadlines arrive.
• Review and abstract leases for key terms, critical dates, and risk provisions.
• Prepare and send default notices and manage each default through cure or handoff to counsel.
• Maintain a centralized, current repository of executed leases, amendments, and related documents.

Entities & Corporate Governance

• Coordinate formation of new entities and maintain corporate records and compliance calendars.
• Draft operating agreements and amendments from standard forms as entities are formed or changed.
• Keep the operating agreement library organized and audit-ready, reviewing each agreement for key terms, current amendments, and complete signatures.
• File documents with state and local agencies as needed and provide in-house notary services.

Transactions & Due Diligence

• Coordinate due diligence and closings for acquisitions and dispositions, including title, zoning, lien, and survey reviews, and ensure clean execution and filing.
• Assist with lease and contract reviews during acquisitions.
• Coordinate tenant estoppels on every transaction.

Property Tax & Filings

• Track property tax assessments across the portfolio and work with third-party tax firms to challenge and lower assessed values.
• Complete required annual filings in each jurisdiction ahead of every deadline.

Coordination & Support

• Work alongside the Managing Principal and Chief Investment Officer on legal-side matters with brokers and outside counsel, keeping transactions moving and information flowing.
• Support litigation and eviction matters by coordinating with counsel and maintaining case files.

AI & Smarter Workflows

• Stay curious about AI tools and find where they can streamline, strengthen, or reimagine how legal and operational work gets done.
• Pilot new tools and approaches and bring forward what works. We want someone who experiments, not someone who waits for permission to improve a process.

What You Bring

• 3+ years of paralegal experience, preferably in commercial real estate or corporate law.
• Strong grasp of lease structures, insurance requirements, and entity documents, including operating agreements.
• Confidence reviewing and revising lease markups.
• Exceptional organization and attention to detail: you keep many threads straight at once and nothing slips.
• Comfort managing multiple priorities and deadlines with minimal supervision.
• Genuine curiosity about AI and a habit of asking how new tools could improve a workflow.
• Strong proficiency with Microsoft Excel and Word.
• Notary Public commission preferred (not required).

Pay: $65,000.00 - $75,000.00 per year
