The Laurel at Mountain View is looking for a Maintenance Supervisor to join our team!
The Maintenance Supervisor plays a key role in ensuring the smooth operation of facilities by performing a wide range of maintenance tasks. This hands-on position requires expertise in troubleshooting, repairing, and maintaining equipment and systems. The ideal candidate will have strong technical abilities and be capable of working independently or collaborating with a team to efficiently resolve issues.
Duties and Responsibilities:
- Oversee the maintenance and repair activities for all aspects of the properties, including HVAC systems, plumbing, electrical, appliances, grounds, and common areas. Ensure that maintenance work meets quality standards and complies with safety regulations.
- Develop and implement a preventive maintenance program to proactively address maintenance needs and minimize downtime. Schedule regular inspections and maintenance activities to identify and address issues before they become major problems.
- Receive, review, and prioritize work orders from residents or property management. Coordinate with the team to schedule and complete maintenance tasks in a timely manner. Update work order status and maintain accurate records.
- Coordinate with external vendors and contractors for specialized maintenance and repair services. Obtain competitive bids, negotiate contracts, and ensure compliance with contractual obligations.
- Assist in developing and managing the maintenance budget. Monitor expenses, control costs, and recommend cost-saving measures while maintaining the desired level of property maintenance and appearance.
- Communicate with residents regarding maintenance issues, repairs, and service disruptions. Provide prompt and courteous responses to resident inquiries and concerns.
Skills:
- High school diploma or equivalent.
- Valid driver's license and proof of liability insurance required.
- Strong knowledge of building systems, including HVAC, plumbing, electrical, and appliances.
- Previous experience in a supervisory or leadership role.
- Ability to walk up/down stairs, kneeling or crouching, using hands/reaching/and other physical demands. Standing, walking, or sitting for extended periods required.
- This position involves working in an environment with moderate to high noise levels.
- Must possess basic tools or be willing to acquire necessary hand tools.
- Proficient in the safe use and maintenance of hand tools, power tools, and mechanical equipment such as motors, pumps, compressors, etc. Also knowledgeable in using measuring devices like voltmeters, ohmmeters, and testing meters.
Work schedule:
- Monday through Friday from 7:30 am – 4:30 pm
- On-call and some weekends required.
