Job Description
Spruce Communities is the owner and manager of Revel Apartments and Boutique 28 in Uptown Minneapolis. The Maintenance Supervisor is responsible for the overall physical condition, safety, and operational performance of both multifamily properties totaling 172 units. This role oversees preventive maintenance, unit turns, work order completion, vendor coordination, and life-safety compliance across both sites.
The Maintenance Supervisor leads on-site maintenance staff, manages contractor relationships, and ensures both communities meet company standards for curb appeal, resident satisfaction, and cost control.
This position requires regular travel between the two properties and the flexibility to prioritize workload based on urgency and unit count.

What You'll Do
- Complete work orders covering plumbing, electrical, HVAC, appliances, and general repairs
- Manage unit turnover process to meet make-ready timelines for move-ins
- Communicate directly with residents to schedule and resolve maintenance requests
- Maintain curb appeal — common areas, grounds, breezeways, and amenities
- Operate maintenance equipment safely (power washer, blowers, floor scrubbers, etc.)
- Respond to and manage after-hours emergency maintenance calls on a rotating on-call basis
What We're Looking For
- 3+ years of multifamily maintenance experience; 1+ years in a supervisory or lead role preferred
- Experience maintaining pool/spa equipment strongly preferred; CPO (Certified Pool/Spa Operator)
- HVAC (EPA 608) certification preferred
- Working knowledge of plumbing, electrical, carpentry, and general building systems
- Valid driver's license and reliable transportation
- Strong organizational skills; ability to independently prioritize across two sites with different needs and scale
- Proficiency with work order/property management software
- Ability to lift 50+ lbs, climb ladders, and work outdoors in varying weather conditions
- Availability for on-call emergency response, including evenings/weekends as needed
- Able to pass a background check and drug screen
- Strong communicator - how you treat residents matters as much as your technical skills
