Position Overview
We are seeking an experienced Maintenance Supervisor to lead the maintenance operation at a 300+ unit community in East Dallas. This role runs the work order queue, owns the make-ready pipeline, and leads a small team of technicians and porters. It is a working supervisor position — you'll be on tools as well as managing the board. The ideal candidate is a strong diagnostician who can also plan a turn schedule, hold a vendor to a scope, and develop the techs under them.
Schedule
Monday through Friday, with participation in and oversight of the after-hours on-call rotation. Occasional weekend coverage may be required during heavy turn periods.
Responsibilities
- Lead day-to-day maintenance operations for a 300+ unit community
- Supervise, schedule, train, and develop maintenance technicians and porters
- Manage the work order queue in AppFolio, monitoring response times, completion rates, and quality of repairs
- Own the make-ready pipeline with the Property Manager and hit unit turn deadlines
- Build and manage the after-hours on-call rotation, and respond to emergencies as needed
- Establish and run a preventive maintenance program for building systems and equipment
- Diagnose and complete complex repairs across HVAC, plumbing, electrical, and appliance systems
- Manage parts inventory and purchase supplies within approved spending limits
- Source, schedule, and oversee vendors, and verify vendor insurance compliance before work begins
- Conduct unit and property inspections, safety walks, and hazard abatement
- Enforce safety procedures, PPE use, and proper handling and documentation of chemicals
- Coordinate capital projects and major repairs with the Property Manager and ownership
- Oversee upkeep of pool, amenity, and common areas
- Support the team through unit inspections, move-ins, and move-outs
Requirements
- 3–5+ years of multifamily maintenance experience, including at least 1 year in a lead or supervisory role
- EPA Section 608 certification (Type II or Universal) — required
- Bilingual in English and Spanish — required. A substantial portion of our resident community communicates primarily in Spanish, and this role leads a team that works in their homes daily.
- Strong hands-on expertise across HVAC, plumbing, electrical, and appliance repair
- Experience managing a work order queue and a turn schedule to deadline
- Experience directing vendors and holding them to scope and schedule
- Able to lift up to 50 lbs, climb ladders, stand for extended periods, and work in varying weather conditions, with or without reasonable accommodation
- Valid driver's license and a satisfactory driving record
- Availability to participate in and oversee the on-call rotation, with the ability to reach the property within 30 minutes when on call
Preferred
- CAMT (Certified Apartment Maintenance Technician) or comparable designation
- CPO (Certified Pool Operator) certification
- EPA Lead-Safe RRP certification
- Boiler, backflow, or additional trade certifications
- Experience with AppFolio
- Experience with a property takeover, transition, or lease-up

Responsabilidades
- Dirigir las operaciones diarias de mantenimiento de una comunidad de más de 300 unidades

- Apoyar al equipo durante las inspecciones de unidades, mudanzas de entrada y de salida
Requisitos
- 3–5+ años de experiencia en mantenimiento multifamiliar, incluyendo al menos 1 año en un puesto de líder o supervisor
- Certificación de la Sección 608 de la EPA (Tipo II o Universal) — requerida
