LOAN OPERATIONS CONSTRUCTION/REAL ESTATE PROCESSOR
Promote, market, and facilitate the overall sale of products of the bank. Contribute to the bank?s growth by the effective sale of bank services to new and existing customers with emphasis on courteous and professional service.

This position is classified as Non-Exempt under the FLSA.
OVERVIEW:
The purpose of this position is to:
Perform the duties related to processing, closing, funding and servicing of consumer and commercial real estate and construction loans.
Monitor the closing of loan relationships and make sure loans are closed in timely, organized fashion while maintaining compliance with regulatory rules and laws as well as bank policy.
Identify and take advantage of opportunities to promote and refer bank products and services to satisfy customers? financial needs and goals and direct them to the appropriate staff.
ESSENTIAL JOB FUNCTIONS:
Assist in processing and administration of construction loans, including residential and commercial projects.
Review construction loan files for completeness, ensuring all required documentation is obtained and maintained, including but not limited to plans, specifications, budgets, contracts, permits and insurance.
Coordinate and process construction draw requests; review draw packages for accuracy and completeness before disbursement.
Order and review inspection reports to verify work completion before releasing funds.
Work with loan officers, borrower, contractors and inspectors to facilitate timely and accurate draw processing.
Track budget progress, budgets and remaining loan funds to ensure compliance with approved terms to include lien waivers, title updates and required endorsements are obtained prior to funding.
Assist with loan modifications, extensions and conversions from construction to permanent financing.
Follow policies and procedures to facilitate processing for all real estate (commercial, construction, residential, etc), commercial equipment, and aircraft loans and complete all transactions in unison with loan officer; be a liaison with Loan Officer.
Ensure that all required documentation is present in the loan request as contained in the real estate checklist. Obtain necessary applications, disclosures, fees, etc. Once loan is approved, prepare closing package and order necessary loan information to complete each transaction, such as but not limited to: appraisals, title work for real estate loans and aircraft, loan documents, surveys, insurance, etc.
Obtain needed documentation and loan document requests to attorney and/or third parties.
Review real estate loan documents for accuracy and obtain corrections as needed.
Book/fund loans once closed in accordance with the requirements of the loan approval and loan documents, and reviewed for accuracy and completeness, including appropriate exception approvals.
Prepare and give to the SVP/Sr. Credit Officer the booking checklist within 72 hours of booking.
Ensure that all legal documents have been filed for recording with the appropriate agencies.
Ensure receipt of title policy from title companies and review for accuracy.
Prepare real estate loan folder and image all documents within 72 hours of receiving originals.
Prepare renewals, extensions and Modifications
Assist with construction project advances/draws and become proficient with Bank Labs.
Ensure that all necessary approvals have been obtained and are scanned with the loan file.
Perform annual escrow analysis.
Monitor and clear delinquent property taxes.
Maintain a productive workflow as a member of a professional team.
Scanning and verifying loan files and any other documentation, as needed, in the imaging system.
Set-up and monitor loan documentation exception tracking and clearing.
Collateral maintenance; processing vehicle title registrations and filing UCC Financing Statements/Continuations.
Insurance tracking and monitoring.
Process insurance and real estate tax payments from escrow accounts.
Process draws/advance requests on loans/lines of credit.
Quote and process loan payoffs.
Process closed loans, to include preparing lien releases and mailing documentation. Review lien releases prepared by others.
Balance and reconcile assigned General Ledger accounts.
Process monthly payments for all purchased loans.
Cross train in all areas of the department and rotate duties periodically. Train on new tasks as they are assigned to the department.
Assist in writing and updating procedures.
Troubleshoot and provide assistance to employees/customers on any inquiries, customer service issues, disputes, etc.
Attend all meetings and complete all training required to ensure regulatory compliance.
Comply with all applicable Federal and State regulations and guidance associated with the performance of your job function
Comply with all applicable BSA/AML/OFAC policies and procedures associated with the performance of your job function, including participation in required training and identifications of suspicious activity
Responsible for making suggestions to improve branch/departmental operations and overall bank.
Perform other duties and assignments within the bank at Management?s request; accept periodic cross-training, works in other branches if needed.
