What You’ll Do
Own the end-to-end lifecycle of SSR office projects—from market search and test fits through lease negotiation, build-out, furnishing, and move-in—delivering functional, brand-aligned workplaces on time, and on budget.
- Drive site selection, leasing, design, construction, and move logistics for new offices, expansions, renewals, and relocations.
- With Management's input, develop space programs aligned to headcount, growth assumptions, adjacencies, geographic locations, and SSR standards; validate sizing against budget and timeline.
- Partner with SSR’s broker to create a list, organize tours, and issue/approve RFPs; summarize responses and recommend finalists.
- Coordinate test fits—provide program, design standards, and finish samples to landlord (LL) designers; steward design to CD set readiness.
- Lead lease document process with LL and real estate counsel; review terms, track redlines, route for approvals, and ensure full execution.
- Prepare office design finish packets; review and approve construction drawings for competitive bid.
- Work with broker and LL’s construction manager to solicit 2–3 bids; level proposals, select alternates, and recommend award.
- Oversee construction—lead OAC meetings, manage change orders, manage TI allowance and budget exposure, and visit sites as needed.
- Coordinate IT and security scope (fiber provider, low-voltage vendor, access control, cameras) and align with schedule milestones.
- Run internal readiness—populate relocation checklists, lead pre-move meetings, communicate timelines, and ensure exit obligations are met for relocation.
- Manage furniture strategy (needs assessment, ordering, vendor coordination) and the physical move, including movers and final clean-up.
- Administer lease operations: COI issuance, deposits, AP set-up, day-two punch list, signage/graphics standards, and landlord communications.
- Partner with local office leaders on services start-up (mail, parcel, janitorial) and steady-state facility needs.
Who We’re Looking For:
Minimum Requirements:
- Bachelor’s degree in Real Estate, Business, Construction Management, Architecture, or a related field; or equivalent combination of education and experience.
- 3+ years managing corporate office real estate projects end-to-end (site selection, leasing, TI build-out, and move-in) for multi-site tenants or owners.
- Hands-on experience leading lease processes (RFPs/LOIs, lease review with counsel) and administering tenant improvement (TI) allowances and budgets.
- Proven delivery of tenant improvement projects: schedules, competitive bids, OAC meetings, change orders, and punch list through closeout.
- Proficiency with Excel-based budgets and trackers; scheduling tools (e.g., MS Project); and PDF markup/review; ability to interpret test fits and CDs.
- Working knowledge of office building systems and permitting basics, including ADA and life-safety considerations impacting TI work.
- Demonstrated vendor management with brokers, landlords, attorneys, architects/engineers, contractors, IT/low-voltage, furniture vendors, and movers.
- Strong written and verbal communication skills with the ability to present options and secure approvals from executives and stakeholders.
- Valid driver’s license and ability to travel to project sites as needed (approximately 3-5% travel).
- Authorization to work in the United States.
