Essential Job Duties
The Facilities Maintenance Supervisor plays a key leadership role within the Building Maintenance and Operations unit, ensuring university facilities remain safe, functional, and well maintained. In this role, you will lead a skilled multi-craft maintenance team responsible for the repair, maintenance, and operational reliability of critical building systems including HVAC, electrical, plumbing, and mechanical infrastructure.
This position combines hands-on technical expertise with strategic leadership, requiring someone who can effectively coordinate daily maintenance operations, troubleshoot complex building system issues, and guide staff in delivering high-quality work. The supervisor also collaborates with engineers, architects, and campus partners to support infrastructure planning and ensure facilities are maintained in accordance with building codes, industry standards, and university expectations. Key responsibilities and duties include, but are not limited to:
- Lead and supervise a multi-craft maintenance team responsible for the comprehensive repair and upkeep of building facilities.
- Manage daily operations by assigning staff to specific tasks and projects based on priority and technical requirements.
- Determine staffing needs and evaluate the most efficient methods for long-term systems operations and maintenance.
- Direct workforce planning to ensure all facility maintenance goals are met consistently.
- Manage HVAC operations, including the installation, maintenance, and repair of air-conditioning, refrigeration systems, pneumatics, and automated controls.
- Oversee electrical systems, ensuring the proper maintenance and repair of switchgears, secondary electrical panels, branch circuits, motor starters, and switches.
- Direct plumbing maintenance, covering the repair and installation of water fixtures, drain lines, and complex piping systems.
- Troubleshoot complex mechanical issues across multiple trades to ensure minimal downtime for campus facilities.
- Perform regular inspections of ongoing work to ensure strict adherence to building codes, industry standards, and university requirements.
- Coordinate with technical personnel, including engineers and architects, on maintenance infrastructure planning and architectural plan reviews.
- Monitor project performance to ensure that all repairs and installations are completed with high-quality craftsmanship.
- Collaborate on infrastructure design to provide feedback on the maintainability and efficiency of future facility upgrades.
- Communicate effectively with staff, leadership, and campus stakeholders, while coordinating work across departments and clearly conveying expectations, priorities, and operational needs through both verbal and written communication.
Other Responsibilities
- Understands the necessity of adequate training and encourages their group’s participation in training.
- This position is designated as Essential Personnel for the University and may be required to report to work during adverse weather conditions even though the University may be operating on an alternate schedule. This position may assist with snow and ice removal and/or providing direction for others during snow and ice removal.
- Other tasks and responsibilities may be assigned based on the needs of the organization and evolving priorities.
Qualifications
Minimum Experience/Education
High school diploma or equivalency and two years of experience in the trade(s) areas assigned; or an equivalent combination of training and experience.
Preferred Qualifications
- Supervisory experience in facilities operations and maintenance, including oversight of the repair and maintenance of mechanical systems, HVAC, chillers, steam and hot water systems, building automation/control systems, electrical distribution, and plumbing infrastructure.
- Considerable knowledge of the methods, processes, equipment, and materials used in the repair, operation, and maintenance of buildings, building utilities, and building mechanical systems.
- Demonstrated leadership and team management skills, including experience coordinating multi-craft maintenance staff, prioritizing work assignments, and supporting employee development in a facilities or building operations environment.
- Working knowledge of building codes, safety regulations, and industry standards, with the ability to ensure maintenance and repair activities are performed in compliance with applicable requirements.
- Strong problem-solving and troubleshooting abilities, particularly when diagnosing complex mechanical or infrastructure issues that involve multiple building systems.
