Essential Duties & Responsibilities
- Perform routine and preventive maintenance throughout the property
- Respond to work orders and maintenance requests
- Inspect common areas, walkways, entrances, and building components for repair and safety needs
- Troubleshoot basic maintenance and equipment issues
- Perform minor plumbing repairs to faucets, toilets, drains, fixtures, and leaks
- Perform basic electrical tasks, including replacing lamps, fixtures, switches, and outlets
- Perform minor carpentry, door, lock, hardware, drywall, and painting repairs
- Maintain interior and exterior lighting
- Repair or assist with outdoor fixtures, furniture, signage, and property surfaces

- Assist with seasonal and weather-related maintenance
- Safely operate hand tools, power tools, ladders, lifts, and maintenance equipment
- Maintain tools, equipment, supplies, and work areas
- Follow safety procedures and use required personal protective equipment
- Document completed work and inspections as required
- Report equipment issues, repair needs, safety concerns, and repairs requiring specialized vendor support to management
- Perform other duties as assigned
