JOB DESCRIPTION:
We are seeking a highly motivated and detail-oriented Analyst to join our Data Center Development team. This individual will play a critical role in supporting investment decision-making through transaction underwriting, preparation of investment briefs, market feasibility analysis, coordination and execution of the due diligence process, and all aspects of the development process as deemed appropriate and/or needed. The ideal candidate will have a strong foundation in real estate finance, excellent analytical skills, and a passion for real estate private equity investing.
ESSENTIAL DUTIES:
- Prepare detailed financial analyses of proposed developments including the preparation of development budgets and underwriting models.
- Prepare comprehensive investment committee memorandums to support the teams’ investment decision-making processes, ensuring alignment with financial, operational, and market objectives.
- Support and participate in the due diligence processes, including financial, operational, and legal reviews, and prepare detailed due diligence memorandums to inform investment decisions and risk assessments.
- Prepare investor materials, including presentations, summaries, and supporting documentation, to communicate key investment insights, project updates, and strategic rationale.
- Coordinate development activities with existing and potential partners.
- Monitor relevant data center industry news, market trends, and competitive activity, and stay up to date on hyperscaler company health, earnings releases, and strategic developments.
- Assist in fund-level forecasting, capital planning, and performance tracking.
- Support the structuring of joint ventures and co-investment vehicles.
- Perform other essential duties as assigned.
REQUIREMENTS
- Bachelor’s degree in Finance, Real Estate, Economics, or a related field.
- 0–3 years of experience in real estate private equity, investment banking, or a related financial role.
- Prior experience with data center investments preferred.
- Advanced proficiency in Excel, including financial modeling and scenario analysis.
- Strong understanding of real estate capital markets, investment structures, and valuation methodologies.
- Excellent analytical, problem-solving, and communication skills.
- Ability to work independently and collaboratively in a fast-paced environment.
- Willing to travel and work extended hours, as needed.
- Must be willing to work on-site full-time.
- Qualifications may warrant placement in a different job title.
