INTRODUCTION
VCU’s Facilities Management Department is seeking to hire a Zone 400 Superintendent for Facilities Operations.
The Zone Superintendent leads, instructs, plans, and directs a team of skilled and semi-skilled personnel to operate, repair, and maintain building systems, including interior and exterior infrastructure and central plant equipment. The Zone Superintendent plays a key role in planning and coordinating the work of multiple trades to ensure high-quality work and exceptional customer service with an eye toward optimizing efficiency and effectiveness of operations in the zone.
This role provides direction to a complex trades team and is charged with establishing key performance indicators and metrics. The Zone Superintendent consistently develops, utilizes, and completes reports/queries, to include workload management reports such as backlog/aging reports utilizing a computer maintenance management system.
Duties & Responsibilities:
Responsibilities include (but are not limited to):
Performance Management
- Expectations are clear, well communicated, and relate to the goals and objectives of the department or unit
- Responsible for all recruitments and establishment of employee work profiles and performance goals
- Staff receive frequent, constructive feedback
- Staff have the necessary knowledge, skills, and abilities to accomplish goals
- Requirements of the performance management system are met and evaluations are completed by established deadlines with proper documentation
- Performance issues are addressed and documented as they occur
- Safety issues are reviewed and communicated to ensure a safe and healthy workplace
Leadership
- Goals are achieved in a timely manner
- Staff is well organized and prepared for tasks at hand
- Staff members have been instructed and understand the objectives and direction of the group
- Subordinates can assume duties without assistance on short notice
- Fosters teamwork and communication within Facilities Operations
Fiscal Responsibility
- Budgets are monitored monthly and ensure all fiscal discrepancies are addressed promptly
- Knowledge of Banner and procurement systems as required
- Input for future or emergency work is provided in an accurate and timely manner
- Work is completed efficiently and effectively; achieving the best possible results within the budget framework
- Risk Management - Demonstrates a commitment to risk assessment (considering cost, benefit, and impact); utilizes identified internal control mechanisms; practices routine verification of the accuracy of data
- Review report data supplied by Business Services Team to keep all team members within the 25% OT mark in the given fiscal year
- Adhere to all Business Operating Principles
Work Management
- Work is completed safely, efficiently, and effectively
- Reporting is accurate and timely
- Consistently develop, utilize, and complete management reports/queries
- Priorities are handled in appropriate fashion and according to established SOP’s
- Establish, schedule, and oversee zone preventive maintenance schedules
- Provides technical advice on projects and reviews designs/specifications to assure compliance with specifications, codes, and drawings
- Identify and establish deferred and year end maintenance projects as required
Logistics
- Materials necessary to execute maintenance plans are available to facilitate timely, smooth workflow
- Purchasing Card and other methods of Procurement are carefully monitored for discrepancies, corrected quickly, and used effectively to achieve organizational goals
- Utilize just-in-time delivery methods
Other Duties
- Designated to work/on call during emergencies and inclement weather
- Perform management availability as scheduled
MINIMUM QUALIFICATIONS
- Knowledge and demonstrated experience supervising, instructing, directing, leading, evaluating, organizing, scheduling, and planning a team of skilled and semi-skilled multi-craft trades in a Commercial or Institutional Facility
- Extensive knowledge of physical plant maintenance and methods of construction
- General knowledge of the various trades
- Demonstrated ability to work from plans for improvement or alteration of buildings and equipment
- Ability to set priorities, experience managing budgets, oversee contractors and knowledge of the Commonwealth of Virginia’s procurement system
- Computer skills to include Computerized Maintenance Management System experience
- Strong leader with excellent written and oral communication skills and customer service focus
- Exposure to and knowledge of safe work environments in accordance with OSHA, federal, state, and local regulations, as well as environmental health standards for indoor environmental quality
- High school diploma, GED, or equivalent
- Valid Virginia Driver’s License required
- Demonstrated ability to work in and foster an environment of respect, professionalism and civility with a population of faculty, staff, and students from all backgrounds and experiences, or a commitment to do so as a staff member at VCU
PREFERRED QUALIFICATIONS
- BS degree in engineering, business, or related field preferred
- State of Virginia Journeyman License in Electrical, Plumbing, or HVAC preferred
- Experience working in a higher education and research environment preferred
SALARY RANGE
- Salary Range: $95,000 - $110,000 + up to $5,000 Sign-on Bonus
