INTRODUCTION

As a Project Manager at Gordian, you will play a critical role in overseeing the administrative and operational aspects of construction and facility-related projects. You will ensure projects are delivered on time, within budget, and in alignment with customer specifications and company standards. This role requires strong leadership, communication, and organizational skills, along with a solid understanding of construction processes and project management best practices.
This role supports Gordian’s partnership with the The New York City School Construction Authority (SCA) and involves managing renovation and modernization projects across school buildings in all five boroughs of NYC. This is a full-time, on-site position.
Responsibilities
Project Planning & Pre-Construction
- Ensure all project prerequisites are completed, verified, and documented prior to construction start.
- Assist in developing scopes of work, reviewing proposals, and confirming contract compliance.
- Implement project procedures from identification through execution.
- Perform constructability reviews during the design process and provide input to help fast-track projects.
Stakeholder Engagement & Meetings
- Facilitate and lead key meetings, including:
- Pre-Construction Meetings – Align scope, schedule, logistics, and safety protocols.
- Progress Meetings – Review milestones, resolve issues, and maintain momentum.
- Punch List Meetings – Conduct final walkthroughs to identify and close outstanding items.
- Document and distribute meeting minutes to ensure transparency and accountability.
- Build and maintain strong relationships with customers, contractors, and stakeholders.
- Coordinate work with schools and SCA stakeholders to minimize disruption and ensure compliance.
Site Oversight & Quality Assurance
- Conduct regular site visits to monitor progress, verify compliance, and ensure construction quality standards.
- Identify and mitigate risks and delays through proactive site assessments and reporting.
- Schedule and perform compliance inspections as required by SCA/DOE and NYC regulatory agencies.
- Knowledge of General Construction, Mechanical and Electrical Systems, building products, construction details / design and relevant rules, regulations, and quality standards.
- Knowledge of Project estimating scheduling and cost control.
- Coordinate with plan examiners and agency representatives regarding code compliance and document requirements.
Documentation & Communication
- Review permit application documents for completeness, accuracy, and compliance with submission requirements.
- Review and manage comprehensive project documentation, including:
- Project requirements
- Schedule of values
- Submittals and RFIs
- Project schedules (preliminary, final, baseline updates)
- Two-week look-aheads
- Contractor pay applications
- Compile and deliver final project binders for customer records.
- Manage material take-offs from plans and specifications and review detailed construction line-item estimates and proposals.
Contract & Customer Compliance
- Uphold customer-specific procedures and ensure alignment with contractual obligations and regulatory requirements.
- Provide responsive support to resolve issues and maintain project continuity.
- Review and process change orders; manage scope changes due to unforeseen conditions with proper documentation and approvals.
- Understand compliance with NYC regulatory agencies (DOB, BEC, FDNY, DOT, DEP) for permitting, inspections, and closeout.
- Familiar with DOB NOW and BISWEB filing systems required.
Scheduling & Budget Management
- Maintain detailed activity schedules to meet procurement and project timelines.
- Monitor budgets and review contractor invoices in alignment with financial controls.
Risk & Safety Mitigation
- Proactively identify potential risks and implement mitigation strategies to minimize delays, disruptions, and safety incidents.
- Apply experience in safety and risk management to ensure compliance and maintain a secure project environment.
Change & Issue Management
- Manage changes to project scope, schedule, or budget with proper documentation, stakeholder communication, and formal authorization.
- Address and resolve issues or conflicts that arise during construction using negotiation and mediation skills to maintain project momentum.
- Ensure all changes and issues are tracked, assessed for impact, and resolved efficiently to keep the project on track.
Training & Cross-Team Support
- Train contractors on Gordian software and customer-specific procedures.
- Support customers during contract bidding processes.
- Facilitate communication between customers, contractors, and stakeholders to ensure alignment on goals and deliverables.

- 3-5+ years in construction procurement, management, or general contracting, with experience in both horizontal and vertical construction preferred.
- Strong knowledge of commercial public construction operations, pricing, contracting, scope development, and estimating.
- Strong knowledge of NYC regulatory agency requirements for project filing, permitting, inspection, and closeout (DOB, FDNY, DOT, DEP).
- Excellent analytical and problem-solving skills; capable of managing multiple concurrent projects in both planning and execution phases.
- Exceptional communication, customer service, and teamwork skills; flexible, strategic, results-driven, and highly organized.
- Proficient in Microsoft Office (Word, Excel); able to create custom tracking tools and reports.
- Skilled in construction management platforms such as Procore and MS Project.
- Experience with Job Order Contracting (JOC) or IDIQ preferred, and a solid understanding of public procurement and delivery methods.
- Experience with Smartsheet work management software is a plus but not required.
- Ability to travel 100% locally within the five boroughs and work primarily on-site at the NYC Long Island City office and SCA project locations.
COMPENSATION
- The salary range for this position (in local currency) is NYC: 105,600 - 176,400.
- This position is also eligible for bonus as part of the total compensation package.
