Purchasing & Contracts Estimator (Residential Construction)
Sunrise, FL | Full-Time | Hybrid (4 days in office, remote Fridays)
The Opportunity
A well-established, family-oriented South Florida homebuilder is looking for a Purchasing & Contracts Estimator to own the subcontractor bidding and contracting process across its residential communities. This is a hands-on role for someone who knows construction costs inside and out, enjoys negotiating, and takes pride in building strong subcontractor relationships. You'll work closely with field construction, architects, engineers, and internal departments to keep projects competitive, on budget, and moving.

What You'll Own
- Build out bid packages and put trades out to bid, continually sourcing new, competitive, qualified subcontractors
- Evaluate incoming bids against budgets and estimates, negotiate pricing and terms, then award and write the contracts
- Create cost estimates across multiple trades and plans for different communities, based on standard features, current market costs, and subcontractor knowledge
- Manage subcontractor relationships day to day, monitor performance against contract, and revise scopes as needed to protect quality and cost
- Partner with architects and engineers on plan changes, inconsistencies, and open issues
- Resolve billing and budgeting questions with subcontractors and internal accounting
- Coordinate with Risk Management to keep subcontractor insurance and license documentation current
- Stay current on construction materials, methods, and what competitors are doing in the market
What You Bring
- 4+ years in construction management, purchasing, or estimating; residential homebuilding experience strongly preferred
- Genuine estimating strength, you can calculate and defend costs, not just process paperwork
- Real field or construction-process knowledge (materials, methods, trades)
- Subcontractor negotiation and contract-writing experience
- Solid grasp of basic accounting and cost controls
- Advanced Microsoft Excel; comfortable in Windows and MS Office overall
- Experience with JD Edwards a strong plus
- Bachelor's in Construction Management, Business, or a related field preferred
- Polished, approachable communicator who works well with subs, field crews, and internal teams
- Flexible to work the occasional weekend and participate in a company Grand Opening when applicable

- Schedule: Monday to Friday, 8:30am to 5:30pm, hybrid with Fridays remote
