Job Overview
The Service Superintendent of Multifamily Renovations is responsible for client relationship and service project sales, estimating service projects, overseeing and managing all on-site activities related to the service projects assigned for multifamily apartment communities. This includes ensuring projects are estimated in a timely manner, completed on time, completed within budget, and to the highest standards of quality and safety. The ideal candidate has strong leadership skills, deep knowledge of construction processes (especially interior unit turns and exterior rehab), and experience working in occupied or semi-occupied properties. Candidates must be willing and able to travel at least 50% as business needs dictate within the surrounding Dallas-Ft. Worth Area.
Responsibilities
- Interact and manage relationships with Property management for Multifamily service project sales.
- Estimate Service projects for multifamily properties in an accurate and timely manner.
- Manage day-to-day site operations on multiple multifamily service projects.
- Coordinate and supervise subcontractors, vendors, and labor crews to ensure efficient workflow.
- Monitor project timelines, schedules, and budgets, and proactively address potential delays.
- Oversee quality control and ensure work is performed to project specifications and codes.
- Conduct regular site inspections to ensure compliance with safety protocols (OSHA standards).
- Maintain project documentation including daily logs, progress photos, and reports.
- Collaborate with Service Manager and Owners/Developers/Property Management to communicate progress and resolve issues.
- Coordinate inspections with city officials and ensure permits and compliance are in order.
- Manage renovation scopes such as unit interior remodels (kitchens, bathrooms, flooring, painting), exterior improvements (roofing, siding, windows), gate and fence repairs, and amenity upgrades (clubhouses, gyms, pools).
- Ensure minimal disruption to residents in occupied properties and maintain good tenant relations.
Qualifications
- 5+ years of experience in construction, with at least 3 years in multifamily renovation/remodeling.
- Proven experience supervising crews and managing multiple trades simultaneously.
- Strong knowledge of renovation sequencing, materials, and methods in multifamily housing.
- Ability to read and interpret blueprints, drawings, and specifications.
- Familiar with scheduling software (e.g., MS Office, Procore, Xactimate, etc.).
- Excellent communication, organizational, and problem-solving skills.
- Ability to work in fast-paced environments and travel between project sites as needed.
- OSHA 10 or 30 certification preferred.
- Bilingual in English/Spanish a plus.
Physical Requirements:
- Ability to stand, walk, and navigate job sites for extended periods.
- May require lifting up to 50 lbs.
- Comfortable working in outdoor conditions and in various weather environments.
