The Role
The Facilities Manager serves as the technical lead for Osmo’s Elizabeth headquarters. Reporting to the Director of Engineering, this role supports the day-to-day operation of Osmo’s Elizabeth headquarters. This role ensures the facility operates safely, reliably, and efficiently across manufacturing, lab, warehouse, and office environments. You will act as the primary contact for engineering, construction and architect our technical maintenance programs. This is a hands-on, onsite role requiring a blend of project management rigor, and technical troubleshooting.
What You’ll Own
Day-to-Day Facility Operations
- Support daily facilities operations across factory, labs, warehouse, and office space.
- Serve as the primary point of contact for building-related issues and coordinate resolution.
- Respond to site incidents and emergencies in partnership with Engineering leadership.
- Maintain a safe, clean, and professional environment.
Build-Out Transition Support
- Partner with the Engineering Manager and existing project team during final build-out stages.
- Track punch list items and follow through to completion.
- Coordinate inspections, vendor access, and move-in readiness activities.
- Support documentation and handoff from construction to steady-state operations.
Building Systems & Preventative Maintenance
- Oversee routine operation of HVAC, utilities, plumbing, electrical, fire/life safety, and security systems.
- Coordinate service providers and ensure preventative maintenance schedules are executed.
- Maintain documentation and service records.
- Escalate systemic risks or capital needs to Engineering leadership.
Safety & Compliance
- Support facility-level safety and regulatory compliance (OSHA, fire marshal, local authorities).
- Coordinate inspections and ensure corrective actions are completed.
- Partner with EHS resources and internal stakeholders to maintain safe operations.
Vendor & Contractor Coordination
- Coordinate and manage vendors across janitorial, maintenance, utilities, landscaping, waste, pest control, and specialty services.
- Track vendor performance and escalate issues when necessary.
- Obtain quotes and support contract renewals in partnership with Engineering and Finance.
Budget & Reporting Support
- Track facilities-related expenses and support budget forecasting.
- Provide visibility into recurring costs, maintenance needs, and improvement opportunities.
- Support capital planning discussions with clear operational input.
Continuous Improvement
- Identify reliability gaps and recommend improvements.
- Help implement light-weight systems and processes (including CMMS if applicable).
- Proactively flag risks before they impact operations.
Who You Are
- Degree in Mechanical, Electrical, or Civil Engineering
- 5+ years of experience in facilities management within industrial, manufacturing, lab, or mixed-use environments.
- Experience supporting a facility through build-out, expansion, or major upgrades.
- Strong understanding of building systems (HVAC, utilities, electrical, plumbing, fire/life safety).
- Comfortable working onsite daily and responding to urgent issues.
- Organized, practical, and solutions-oriented.
- Able to operate independently while escalating appropriately.
- Clear communicator who works well across technical and non-technical teams.
- Local to Elizabeth, NJ.
Salary Range: $100k–$124k
