The Senior General Manager is responsible for the full operational, financial, and administrative oversight of a portfolio of three or more residential properties. This role ensures the efficient performance of all site functions, including leasing, maintenance, compliance, and resident services—while aligning with company objectives, regulatory requirements, and service standards.
The SGM serves as a strategic leader and key liaison between site operations and regional leadership, driving performance, accountability, and resident satisfaction across the portfolio.

Responsibilities
Accounts Receivable & Payable Oversight
Drive financial accuracy and accountability across all property operations while ensuring compliance and efficiency.
- Maintain expert-level knowledge of all accounts payable and receivable processes and requirements
- Oversee the Assistant Manager’s rent collection efforts, including coordination with attorneys and collection agencies
- Ensure timely and accurate submission of all financial reporting to the regional office
- Review and approve bad-debt write-offs and invoice credit memos
- Evaluate and approve operational expenses to ensure alignment with budget expectations
- Oversee payment processing workflows to ensure accuracy and timeliness
- Audit security deposit activity through Bank of America reports and reconcile with Yardi liability data
- Approve Final Billing Checklists to ensure seamless processing through IPS
- Review and reconcile all resident-related bank reconciliations and prior-month cash transactions
Marketing, Leasing & Administrative Leadership
Lead leasing performance, operational excellence, and compliance while enhancing the overall resident experience.
- Partner with the Resident Manager to ensure seamless apartment turnovers and readiness
- Ensure full compliance with EEO, Fair Housing, ADA, and related regulatory requirements; escalate accommodation requests as needed
- Develop and manage annual operating budgets, ensuring performance within approved financial parameters
- Implement operational policies, procedures, and controls in collaboration with the Regional Manager
- Oversee building security protocols, incident reporting, and communication with stakeholders and insurers
- Support competitive market analysis, including comp grids and property shops
- Ensure consistent staffing coverage, including extended hours or weekends as needed
- Engage in resident renewal efforts, stepping in to support negotiations when needed
- Minimize vacancy loss through proactive strategies and deep market insight
- Ensure all team members have the necessary IT tools and resources to perform effectively
Talent Management: Hiring, Training & Performance
Build, develop, and lead high-performing teams across both office and maintenance functions.
- Supervise and evaluate performance of office staff and Resident Managers
- Review and approve weekly payroll, including overtime and temporary staffing
- Document performance insights and collaborate with the Regional Manager on evaluations
- Partner with HR to draft disciplinary actions and provide thorough supporting documentation
- Lead recruitment efforts, including screening and interviewing candidates for key roles
- Support onboarding and training of Assistant Managers, particularly in unit inspections
- Collaborate with union representatives and participate in grievance and arbitration processes
- Promote employee engagement initiatives and execute action plans based on survey feedback
Site Operations & Program Administration
Ensure operational excellence through consistent reporting, inspections, and compliance management.
- Conduct weekly full-property inspections and report findings to the Regional Manager
- Prepare and submit monthly budget variance and asset reports by required deadlines
- Maintain an ongoing log of operational and capital improvement needs
- Ensure timely and accurate responses to all internal and external audits
- Oversee compliance with all site regulatory agreements
- Lead weekly operations meetings and ensure documentation and follow-up
- Approve payroll for on-site leadership and leasing teams
Affordable Housing Compliance & Operations
Champion strict adherence to affordable housing regulations while ensuring operational integrity and resident support.
- Ensure consistent application of all applicable housing program guidelines (LIHTC, HUD, Section 8, 421-a, etc.)
- Oversee certifications, recertifications, and compliance reporting within required systems
- Manage renewal and recertification processes, including resident communication and agency coordination
- Provide accurate reporting to external agencies, including vacancy and audit submissions
- Serve as liaison with housing agencies, resolving subsidy and payment issues
- Oversee AR-related functions including subsidy postings, lease charges, and move-in/move-out processing
- Manage SCRIE/DRIE programs and compliance tracking
- Maintain Fair Housing documentation and ensure proper handling of accommodation requests
- Communicate regularly with Affordable Housing teams on compliance, audits, and resident matters
- Monitor delinquencies and coordinate reporting and resolution strategies
- Oversee occupant changes, transfers, and lease amendments in compliance with regulations
- Participate in leasing activities, ensuring eligibility determinations align with program requirements
- Address non-compliance issues in partnership with legal teams
- Ensure adherence to VAWA regulations
- Supervise Assistant General Manager in executing all related responsibilities
Resident & Landlord Relations
Foster a resident-first culture that drives satisfaction, retention, and community engagement.
- Lead resident retention and acquisition strategies
- Personally connect with new residents within 72 hours of move-in to ensure satisfaction
- Oversee timely and professional resolution of resident concerns
- Ensure residents are well-informed of any issues impacting their living experience
- Enforce lease terms, house rules, Pet Agreement and regulatory programs and regulatory compliance; represent ownership in legal proceedings as needed
- Monitor service request performance and promote a high standard of customer service
- Oversee planning and execution of resident events within budget
- Maintain visible management presence through lobby engagement and accessibility
- Manage resident satisfaction platforms and achieve performance targets
Maintenance & Facilities Operations
Ensure properties are maintained to the highest standards through proactive planning and vendor management.
- Oversee preventive maintenance programs and ensure consistent execution
- Ensure vendor compliance with contractual obligations and manage RFP processes for capital projects
- Maintain exceptional curb appeal and property standards across all sites
Field Leadership & Operational Excellence
Act as a hands-on leader driving continuous improvement, team engagement, and elevated resident experiences.
- Address operational issues in real-time and develop solutions for complex challenges
- Maintain exceptional property cleanliness and presentation standards
- Anticipate operational challenges and proactively mitigate risks
- Establish and track performance metrics tied to new initiatives and resident experience
- Support and evaluate training programs across operations and customer experience
- Maintain strong communication with corporate stakeholders and leadership
- Develop and execute annual action plans to improve employee engagement
- Identify and pursue ongoing training opportunities
- Lead and facilitate Customer Experience (CX) huddles
COMPENSATION $150,000 - $160,000 + Discretionary Bonus

QUALIFICATIONS
- Minimum 5+ years of property management experience, including multi-site oversight
- Minimum 5+ years of team leadership experience with direct supervision of staff
- Strong financial acumen, including budgeting, reporting, and expense management
- Demonstrated ability to manage complex operations, resolve issues, and drive performance outcomes
- Strong knowledge of compliance requirements, including Fair Housing regulations
- Excellent leadership, organizational, and communication skills
- Proficiency in property management systems (e.g., Yardi) and Microsoft Office
- Bachelor’s degree required
