Purpose: To plan, organize, develop and direct the overall operations and functions of Plant Operations, including but not limited to; maintaining the grounds, facility and equipment.

Description

• Responsible for managing maintenance/preventative and repair efforts, including the physical aspects of the Heritage’s HVAC, electrical, plumbing, carpentry, mechanical, lighting systems, alarms and fire systems, painting, and major appliances, as directed, in accordance with established procedures.
• Manages housekeeping staff, including scheduling, assignments and performance review according to Heritage at Falmouth policy.
• Works to implement and monitor programs that will maximize revenue and control expenses.
• Works with maintenance vendors and suppliers, maintaining an adequate level of supplies according to policies.
• Manages work/resident/family requests per Heritage policy.
• Manages apartment turnover and preventative maintenance to maximize value.
• Ability to use maintenance tools, equipment and supplies, such as, but not limited to, hand tools, pressure washes, snow removal, carpet and furniture cleaners, chemicals, paint, blowers and safety equipment.
• Operates in a safe and efficient manner in accordance with current applicable Heritage, federal, state and local standards, guidelines and regulations.
• Works cooperatively and professionally with employees, residents, visitors and other personnel.
• Works closely with Management to establish goals, objectives, and standards related to plant operations.
• Ensures that maintenance and housekeeping schedules are followed as outlined by Management.
• Services heating and cooling units/systems, as specified by the manufacturer, and in compliance with established policies and procedures.
• Inspects Heritage on a daily basis to ensure that the grounds, buildings and equipment are maintained in accordance with established policies and procedures and all hazardous areas are properly identified.
• Performs tests on equipment on a scheduled basis.
• Reports and assists in identifying and correcting problem areas and equipment, and/or improvement of services.
• Assists in the safety and security of Heritage at Falmouth.
• Completes necessary forms, reports, documentation as required, submitting such to ACD/ED as required.
• Participates in programs designed for in-service education, on the job training and orientation classes.
• Has a competent understanding of all chemicals and has been trained to use them in accordance with standards.
• Refers to materials safety when necessary. Follows established policies governing the use of labels and SDSs.
• Performs ordering, shipping and receiving tasks as directed.
• Adheres to Universal Precautions and Infection Control Policies, including following established hand washing procedures, use of appropriate PPE and supplies when handling infectious materials, following established policies governing the use/disposal of PPE and disposal of infectious wastes.
• Report all accidents/incidents to ACD/ED on the shift on which they occur.
• Reports to work in compliance with work schedules, maintains proper attendance and punctuality in accordance with Heritage policy, demonstrates versatility and/or willingness to cover various functions and shifts, working weekends and holidays, working beyond normal working hours when necessary, and in other positions when needed.
• Maintains the confidentiality of all resident care information, including protected health information and reports known or suspected incidents of unauthorized disclosure of said information.
• Wears and/or uses safety equipment and supplies, and uses proper mechanics while performing duties (e.g., back brace, mechanical lifts, etc., when moving or lifting heavy objects).
• May be required to drive Heritage vehicle, for errands, transporting, or other uses as directed.
• Performs other job-related duties as requested by the Executive Director and/or designee to meet the needs of the residents and the facility.

Qualifications

• High School degree and 3-5 years’ experience in a maintenance/plant related position/property maintenance.
• Knowledgeable in various mechanical, electrical and plumbing systems.
• Must be able to speak the English language in an understandable manner.
• Must be able to lift a minimum of 50 pounds.
• Must have a valid MA driver’s license.
• Must be proficient in the use of personal computer and Microsoft Office applications, such as Word.

Schedule Details: 40 hours per week, Monday-Friday, 8:30a-5p, Occasional Evenings, Weekends & Rotating Holidays, On-Call - 5p-9a (Monday-Friday) & Weekends 24/7 (Rotated on a weekly basis)
