As the Assistant Property Manager, you will play a crucial role in overseeing the management, leasing, and daily operations of the property. You will be responsible for meeting community objectives established by both the Area Manager and the Regional Property Manager. This role requires not only meticulous financial oversight—including the accurate recording of rents and deposits—but also the preparation of comprehensive daily, weekly, and monthly reports, management of leasing and resident relations, and coordination of operational activities to ensure that all community objectives are achieved effectively. RealPage experience preferred.
Key Responsibilities:
Compliance:
- Conduct all business activities in line with Lauth Communities’ policies and procedures, Fair Housing guidelines, and all relevant federal and state laws.
Income Collection:
- Maintain and update accurate resident records on a daily basis, tracking all rents, deposits, and application fees.
- Issue appropriate notices for late payments, evictions, or returned checks as needed.
- Ensure that all receipts are deposited before the bank closes each day.
Resident Relations:
- Foster a positive customer service environment.
- Perform routine physical inspections of the community, addressing issues such as litter and reporting maintenance needs.
- Conduct move-out and vacancy inspections upon request.
Marketing & Leasing:
- Demonstrate comprehensive knowledge of leasing processes and resident retention strategies.
- Proven ability to leverage the Knock CRM platform to engage prospects promptly and consistently, driving increased property tours and lease signings.
- Collaborate on monthly lease renewals and maintain detailed records on lease renewals and terminations.
- Welcome prospective clients, provide community tours, and execute leasing responsibilities.
- Manage incoming communications from prospects, residents, vendors, and other stakeholders.
- Stay informed about local market conditions and trends, offering marketing and resident satisfaction improvement suggestions to the Area Manager.
Administrative Responsibilities:
- Update and file daily reports on move-out notices and related activities for the Property Manager’s review.
- Organize and manage all applicable reports, leases, and related documentation.
- Review lease documents for accuracy and handle move-ins and move-outs, including processing security deposit reports.
- Accept and route service requests to maintenance, and follow up with residents upon completion of work.
General Duties:
- Perform additional tasks as assigned by the Area Manager or Regional Property Manager.
- Act as a backup for all Area Manager responsibilities when necessary.
