Job Summary

GCM Construction is seeking an experienced Commercial Construction Project Manager with a background working for a commercial general contractor or in a closely related commercial building construction role.

This is a construction Project Manager position. Candidates should have direct experience managing commercial building projects, subcontractors, construction schedules, job costs, change orders, contracts, project documentation, and field coordination. General project management experience outside of the construction industry will not be considered equivalent experience.

The immediate need is for someone who can independently take ownership of commercial construction projects from preconstruction and turnover through completion. For the right person, there is also an opportunity to take on increasing responsibility for GCM Construction's day-to-day operations and potentially grow into the General Manager role.

GCM Construction is a locally owned commercial general contractor based in Blaine, Minnesota. Our projects are primarily located throughout the Twin Cities. Duties

• Manage commercial building construction projects from preconstruction and turnover through completion and closeout.
• Manage project budgets, schedules, contracts, subcontractors, change orders, billings, and job profitability.
• Work directly with project superintendents and field personnel to plan and coordinate construction activities.
• Solicit, review, and manage subcontractor and vendor scopes as needed throughout the project.
• Review drawings, specifications, contracts, submittals, RFIs, change orders, and other construction documents.
• Maintain strong communication with owners, architects, engineers, subcontractors, vendors, and internal staff.
• Track job costs and financial performance throughout the project and identify issues before they become larger problems.
• Coordinate with estimating and preconstruction to ensure a smooth transition from bid or negotiated work into construction.
• Assist with estimating and preconstruction when needed.
• Manage multiple active construction projects and priorities.
• Help coordinate company workload, project priorities, and field resources.
• Provide leadership and guidance to project superintendents and other members of the construction team.
• Take on additional operational responsibility as experience with GCM Construction grows.

Required Experience and Skills

• Commercial construction Project Management experience is required.
• Experience working for a commercial general contractor, construction manager, or comparable commercial building contractor is strongly preferred.
• Demonstrated experience managing commercial construction projects from start through completion.
• Strong understanding of subcontractor management, construction scheduling, job costing, change orders, contracts, billing, and project profitability.
• Ability to read and understand construction drawings, specifications, and contracts.
• Understanding of field operations and how decisions made in the office affect construction in the field.
• Ability to work closely with project superintendents and independently resolve construction-related issues.
• Strong organizational skills with the ability to manage multiple active projects.
• Strong communication skills with owners, subcontractors, architects, field personnel, and office staff.
• Ability to make decisions, solve problems, and take ownership without requiring constant direction.
• Leadership experience or demonstrated ability to lead, mentor, and hold others accountable.
• Estimating and preconstruction experience is a plus.
• Public construction experience is a plus.
• Existing construction industry and customer relationships are a plus, although business development is not the primary responsibility of this position.

Compensation and Benefits

• Base salary of $115,000 - $135,000 depending on experience and level of responsibility.

This is a full-time position based out of our Blaine office with regular involvement at project sites throughout the Twin Cities.
