Job Description
Project Manager, Real Estate will help manage Expeditors’ U.S. and Canadian real estate portfolio ensuring that the real estate portfolio aligns with business objectives, financial goals, and operational needs by driving data-informed decisions across leasing, acquisitions, dispositions, and space utilization.
Responsibilities and Tasks
- Support business cases for acquisitions, renewals, relocations, consolidations, and exits
- Partner with transaction teams and external brokers on leasing, acquisitions, and dispositions
- Ensure transactions support long-term portfolio and financial goals
- Develop and execute portfolio strategies aligned with corporate objectives, workforce plans, and growth forecasts
- Evaluate portfolio performance using financial, utilization, and market data
- Analyze occupancy costs, lease structures (NNN, gross), CAM, and lifecycle costs
- Identify opportunities to optimize footprint, reduce cost, and improve asset performance
Qualifications
- 5+ years of experience in real estate portfolio management and corporate real estate.
- Experience managing large, multi-market portfolios preferred.
- Strategic thinking and portfolio optimization
- Proven experience with logistics, manufacturing, or distribution-focused portfolios
- Written and verbal communication skills.
- Experience with real estate and construction financial budgeting and project capex management.
- Able to pivot quickly, reprioritize based on market shifts, and develop creative solutions.
- Software proficiency skills (e.g., MS Excel, MS Word, MS Powerpoint, portfolio database management).
- Expertise in managing vendors for real estate transactions, space planning and construction cost estimation.
- Financial acumen with the ability to interpret P&L, ROI and expense structures.
Additional Information
Expected base salary: $100,000– $120,000
