HVAC / Facilities Technician:
SUMMARY: Under minimum supervision, performs all mechanical, electrical, pneumatic, hydraulic, electronic, plumbing and instrumentation maintenance, diagnostic and service work on all HVAC, heating, air conditioning, ventilation and refrigeration equipment of the Authority’s water and wastewater systems and facilities. Performs building maintenance tasks including lighting installation and repair, plumbing repairs and other general facility maintenance tasks. Provides technical guidance and training to other employees in the above areas of work.
ESSENTIAL DUTIES AND RESPONSIBILITIES
Duties include but are not limited to:
- Performs maintenance on all HVAC, heating, air conditioning, ventilation and refrigeration equipment at any and all Authority facilities.
- Plans, schedules and performs preventive and predictive maintenance and makes repairs, modifications or replacement of HVAC equipment as needed under minimum supervision.
- Performs the daily assessment, short and long term planning, requisitioning, strategic scheduling and installation of new equipment such as advanced control systems, motors, pumps etc. related to the HVAC systems of the Authority.
- Receives, reviews, interprets, prepares, processes and/or transmits a variety of technical information and reports such as maintenance work orders, NEC Codes, electrical, mechanical process schematics, building plans, and preventive/predictive maintenance reports.
- Maintains thermal control systems of the Authority’s facilities with an understanding of digital control circuits, analog input/output systems, automation control systems, AD/DC circuits, PLC programming, HVAC systems etc.
- Performs general facility maintenance tasks, including but not limited to, lighting, painting, carpentry, plumbing and landscape irrigation.
- Provides on-the-job training, guidance, and task specific leadership for other maintenance employees.
- Performs other related duties as required or directed by supervision within the scope of responsibility.
MINIMUM QUALIFICATIONS

EDUCATION and/or EXPERIENCE:
Requires a High School Diploma or GED, with two years of vocational/technical school training in advanced commercial HVAC, mechanical, electronic and instrumentation studies with minimum of seven years’ experience dealing with the same or an equivalent combination of education and experience that provides the required knowledge, skills, and abilities. Experience in all phases of commercial HVAC equipment, NATE Certification preferred. General knowledge and trade skills in commercial electricity and plumbing needed to effect facility repairs.
CERTIFICATES, LICENSES, REGISTRATIONS:
Must possess a valid driver’s license. NATE Certification preferred. Requires computer experience in Microsoft Office Products with the ability to use software used by BJWSA. Must possess or complete BJWSA sponsored training in confined space entry, bloodborne pathogen, hazardous material, first aid/CPR, and lockout-tagout within two years of hire.
Senior HVAC / Facilities Technician:
SUMMARY: Under limited supervision, performs all mechanical, electrical, pneumatic, hydraulic, electronic, plumbing and instrumentation maintenance, diagnostic and service work on all HVAC, heating, air conditioning, ventilation and refrigeration equipment of the Authority’s water and wastewater systems and facilities. Performs building maintenance tasks including lighting installation and repair, plumbing repairs and other general facility maintenance tasks. Provides technical guidance and training to other employees in the above areas of work, and coordinates with contractors as needed.
ESSENTIAL DUTIES AND RESPONSIBILITIES
Duties include but are not limited to:
- Performs maintenance on all HVAC, heating, air conditioning, ventilation and refrigeration equipment at all Authority facilities.
- Under minimum supervision, plans, schedules and performs preventive and predictive maintenance making repairs, modifications or replacement of HVAC equipment as needed.

- Provides budget input and cost control for HVAC repairs, capital replacements, and lifecycle planning.
- Receives, reviews, interprets, prepares, processes and/or transmits a variety of technical information and reports such as maintenance work orders, NEC Codes, electrical, mechanical process schematics, building plans, and preventive/predictive maintenance reports.
- Maintains thermal control systems of the Authority’s facilities with an understanding of digital control circuits, analog input/output systems, automation control systems, AD/DC circuits, PLC programming, HVAC systems etc.
- Performs general facility maintenance tasks, including but not limited to, lighting, painting, carpentry, plumbing and landscape irrigation.
- Provides on-the-job training, guidance, and task specific leadership for other maintenance employees.
- Works with CMMS software in coordination with the asset management department to populate assets and facility records, pm schedules and all other facility data.
- Inspect BJWSA buildings on a systematic and routine basis.
- Coordinates and inspects contractors performing facility maintenance and HVAC tasks as required throughout BJWSA Facilities.
- Inventory control for parts, refrigerants, and specialized tools.
- Documentation of root cause analysis for major equipment failures.
- Performs other related duties as required or directed.
