PURPOSE:
A Site Development Specialist is responsible for owning and driving various aspects of site development including leasing, zoning, permitting, and the overall processes and coordination for the construction of wireless infrastructure sites.
FUNCTIONS:
- Responsible for owning and driving various aspects of site acquisitions, zoning, permitting, and the overall processes and coordination for the construction of wireless infrastructure sites.
- Accountable for the results and expected to lead these initiatives with dedication and expertise.
- Conduct research, analyze and negotiate contracts and lease agreements to meet client needs.
- Responsible for jurisdictional processes i.e., file and obtain land use permits, manage zoning and permitting process, ensuring accuracy and completion.
- Participate in representing PTI Services at public and/or community hearings.
- Monitor and update project plans and schedules.
- Familiarity with analyzing land use codes and able to troubleshoot and resolve any issues that may arise.
- Interact and collaborate with project team members, supervisors, project managers, internal stakeholders, site construction personnel and external clients and vendors by phone.
- Evaluate and approve development plans for compliance with local codes.
- Collaborate with developers, government agencies, and community members to resolve disputes and ensure project alignment.

WORKING CONDITIONS AND PHYSICAL DEMANDS:
Position works in a standard office environment and in the field. Standing, sitting, driving, and walking required daily. Job will involve minimal travel.
QUALIFICATIONS
- Bachelor’s degree in Business Administration, Real Estate, Land Use Planning or relevant degree with equivalent wireless telecommunication experience.
- Minimum of 1-year professional level site development experience; commercial real estate property and/or right-of-way acquisition and/or land use experience in the private or public sector, preferably in the telecommunication/wireless industry required.
- Familiarity with customer-specific processes and online application platforms; willingness to learn proprietary systems.
- Advanced user of Microsoft Office Suite: Excel (data analysis, pivot tables), PowerPoint (presentations), Word (documentation), Outlook (communication).
- Strong understanding of U.S. real estate principles, including acquisition of rights-of-way, licenses, permits, and land-use contracts.
- Exceptional written and verbal communication skills; professional and customer-focused.
- Bilingual; English and Spanish.
- Strong interpersonal skills with the ability to build and maintain relationships across internal teams and external stakeholders.
- Demonstrated ability to manage multiple projects under pressure with minimal supervision.
- Skilled in time management, prioritization, and meeting tight deadlines.
- Highly organized, detail-oriented, and proactive in problem-solving.
- Self-motivated and capable of working independently with a high level of accountability.
- Ability to travel to job sites as required.
- Experience with carriers’ A&E standards and site development processes.
