INTRODUCTION
Seeking a well-qualified residential Maintenance Technician for a fast-growing property management company in Virginia. Our company, KRS Holdings, is looking for technicians striving to be the best in the region. The ideal candidate will be self-motivated and able to prioritize and complete all tasks assigned in a timely fashion at our apartment communities in the Richmond VA area. Being HVAC certified is a plus!
Normal Work Schedule: Monday-Friday 8:30 A.M. to 5:00 P.M. and will be placed on an on-call rotation for emergency situations.
COMPENSATION

JOB DUTIES
Diagnose and perform minor or routine maintenance or repair, as directed, involving the following on a daily basis:
- Electrical and plumbing
- A/C and heating systems
- Appliances
- Stairs, gates, fences, patios, railings
- Tile, carpet, flooring
- Interior/exterior lights
- Fireplaces, ceiling fans
- Gas fixtures and appliances (where applicable)
- Shutters, doors, cabinets, windows, sliding glass doors
- Boiler, gas and electric
- Door locks, P.O. boxes and locks
- Ceiling leaks
- Walls
The Maintenance Technician will also be called up on to:
- Inspect and help coordinate all needed make-ready repairs and services
- Complete make-ready units required to meet move in deadlines
- Change locks and make keys
- Remove and transfer heavy appliances and equipment from storage area to apartment (or vice versa) as needed
- Assist in moving abandoned furniture, appliances, etc., to dumpster when necessary
- Assist in keeping grounds neat and free of litter
- Rake, sweep, shovel as needed
BASIC QUALIFICATIONS
To qualify, applicants must:
- Have at least 3 years of experience in maintenance or construction
- Have own tools, a valid driver's license, and a reliable truck to use during work hours (fuel stipend is part of compensation package)
- Complete a drug screen and a background investigation
