Building Maintenance Manager – Multi-Site Facilities
Job Type: Full-time
Pay: $90,000 – $100,000 per year
Schedule: Monday to Friday, day shift; shared on-call rotation for after-hours emergencies
Reports To: Director of Facilities

About the Role
Are you a hands-on maintenance leader who takes pride in keeping buildings safe, running smoothly, and looking their best? We are hiring a Building Maintenance Manager to lead a team of 10 maintenance technicians across multiple buildings and facilities.

In this role, you will own day-to-day building operations, run our preventive maintenance program for HVAC, electrical, plumbing, and life-safety systems, manage work orders and contractors, and help shape the maintenance budget. You will have leadership support, decision-making authority, and a direct impact on the safety and comfort of everyone who uses our properties.

What You Will Do:
Lead the Maintenance Team

• Supervise, schedule, train, and coach a team of 10 maintenance technicians.
• Assign daily work, track progress, and make sure maintenance requests are completed quickly and correctly.
• Build a safe, accountable, and positive team culture that follows safety procedures every day.

Keep Buildings Safe and Running:

• Oversee maintenance and repairs for multiple buildings, including building systems, equipment, grounds, and common areas.
• Create and manage preventive maintenance (PM) schedules for HVAC, electrical, plumbing, fire protection, elevators, generators, and other building systems.
• Perform regular facility inspections to identify safety hazards, needed repairs, and ways to improve building performance.
• Coordinate emergency repairs and respond to after-hours building issues as part of the on-call rotation.

Manage Vendors, Budget, and Records:

• Manage outside contractors, service providers, inspections, and service agreements.
• Obtain bids and estimates, review invoices, track expenses, and help prepare and manage the maintenance budget.
• Keep accurate records of work orders, inspections, repairs, PM activities, equipment, and building assets using a CMMS or work-order system.
• Maintain inventory of tools, parts, equipment, and maintenance supplies.
• Ensure all work meets company policies, building codes, OSHA safety standards, and environmental regulations.

Communicate and Plan Ahead:

• Serve as the main maintenance contact for tenants, occupants, property managers, vendors, and senior leadership.
• Recommend capital improvements, equipment replacements, and building upgrades based on condition, performance, and operational needs.

What You Bring:
Required:

• High school diploma or GED.
• 3–5 years of experience in building maintenance, facilities maintenance, property maintenance, or facilities operations.
• Experience supervising or leading a maintenance team.
• Working knowledge of HVAC, electrical, plumbing, carpentry, life-safety systems, and general building operations.
• Ability to manage priorities across multiple buildings and handle competing requests.
• Ability to read maintenance manuals, work orders, equipment specifications, and basic building plans.
• Comfortable using email, Microsoft Office, and maintenance management (CMMS) or work-order software.
• Strong communication, organization, problem-solving, and leadership skills.

Preferred:

• Technical training or an associate degree in facilities management, building systems, HVAC, or a related field.
• Certifications such as EPA 608, OSHA 10/30, CFM, FMP, or a trade license.
• Experience with multi-site, commercial, or property management maintenance.
• Valid driver’s license and reliable transportation for travel between sites.

Physical Requirements and Work Environment:
This position requires standing, walking, climbing ladders and stairs, lifting and carrying equipment or supplies up to [50] lbs, and working in confined or elevated spaces. Work takes place both indoors and outdoors. Occasional evenings, weekends, or holidays may be needed for emergencies or as part of the on-call rotation.
