JOB SUMMARY
Manages all aspects of Project Accounting for specialized projects of significant size, risk, and high complexity, discipline, or department.
Functions as lead team member of the designated area in understanding specific deal terms and structure, ensuring timely and accurate accounting services are provided to one or more internal and/or external customers.
Responsible for fully leveraging technology and resources to institute and maintain world-class processes that balance efficiency with specified service levels.
Understands and is conversant in deal structures of high complexity. Interacts with senior Global Design (GD) and Marriott management in communications and related required reporting.
EXPECTED CONTRIBUTIONS MAY INCLUDE
- Responsible for the timely and accurate completion of all project accounting processes for assigned projects.
- Manage and communicate multi-discipline, highly visible project forecasts for assigned projects, including MI investment CAPEX projects, identification of risks and opportunities.
- May also include preparation/review of construction draws to lenders, owners, customers, and general contractor financial qualifications.
- Responsible for identification and implementation of process enhancement opportunities that increase efficiency and allow for consistency of efforts.
- Includes lead role in utilizing technology to improve operations.
- Manage project billing process and related activities; may include contractual agreements, including foreign currency translation issues.
- Accountable for accounts receivable and cash flow for assigned projects, including responsibility for problem receivables, delinquency reporting, and related processes.
- Manage applicable domestic or international tax requirements to ensure taxes are accrued and paid in accordance with jurisdictional regulations.
- Manage assigned project(s) general ledger account balances, ensuring accuracy of financial statements and reporting.
- Support annual budget preparation (workload drivers) and monitoring for area of responsibility.
- Establish strong working relationships with the relevant Finance Business Partner, other GD project/department management, relevant business stakeholders including Continent GD Teams, Corporate Financial Analysis, Accounting Policy, Internal Audit, Asset Management, Legal, Tax, Risk Management, Development, and third-party owners.
- Implement strong internal controls in all related project accounting processes.
- Coordinate account reconciliation reporting and analysis and research/resolve variances in accordance with company policy.
- Draft and maintain updates to Global Design Finance and Accounting Policy, may include updates to SOX Process Narratives, Flowcharts, and Risk Controls Matrix.
- Perform various audits and analyses in line with business needs.
- Lead efforts to identify and implement the most efficient and value-added services and related processes to the assigned projects.
- Set project-related goals and priorities and operate independently in most cases with minimal supervision required.
- Utilize strong systems skills in multiple applications to streamline processes and gain efficiencies.

- Excellent PC skills; proficient in Microsoft Office products including intermediate Excel skills.
- Knowledge of accounting and auditing principles required (GAAP).
- Excellent interpersonal and oral/written communication skills required.
- Strong organizational skills and ability to meet deadlines and effectively manage multiple priorities.
- Ability to work independently and in a team setting.
- Knowledge of contracting, construction/design industry, project management, and consulting agreements preferred.
- Ability to identify issues, recommend solutions, and implement resolutions.
- Strong analytical skills and effective problem-solving abilities; makes decisions using data and anticipates risks and consequences of current issues on future project outcomes.
- Ability to build and maintain key relationships and coordinate with other departments and owners.
- Customer-service-oriented perspective and an effective listener.
- Must be a self-starter, capable of identifying needs/requirements and taking independent action.
Education / Experience
- Bachelor's Degree required; Accounting/Finance major a plus.
- CPA preferred.
- Minimum of 8 years’ professional experience.
- Management experience preferred
- PeopleSoft or Oracle software experience preferred.
- Business Intelligence tools (e.g., Power BI, Power Automate) preferred.
