Job Title: Resident Experience Coordinator (Property Management)

The Role
The Resident Experience Coordinator owns the resident side of our business once an applicant is approved to move in. You will be the main point of contact for our residents, draft leases & renewals, coordinate every maintenance request from intake to close, and run our move in, move out and mid lease inspections. This role is very detail-oriented, you must have a mind for maintenance and forsight and love relationships. The right person catches the small things, documents everything, and knows enough about repairs to ask the right questions before a vendor rolls a truck.
What You Will Do
Resident relations
- Be the primary contact for residents by phone, email and our resident portal
- Handle resident concerns, complaints and lease compliance issues with clear, calm and fair communication
- Resolve issues when they come up, and escalate to leadership when needed
- Keep accurate notes and communication records in our property management software
Maintenance coordination
- Take in and triage work orders by urgency, and decide what an emergency is and what can be scheduled
- Troubleshoot with residents before dispatching (breakers, GFCIs, thermostat settings, disposal resets, shutoff valves)
- Assign and schedule work with our in house technicians and outside vendors
- Review bids and invoices for accuracy and scope, and communicate repair approvals with our Owner Team
- Follow every work order through to completion, and confirm the resident is satisfied
Inspections
- Complete move in, move out and mid year inspections with detailed photo documentation
- Turn inspection findings into clear, prioritized repair lists
- Document property condition for security deposit dispositions, with clear support for any charges
Operations
- Track open work orders and follow up so nothing sits
- Help keep our processes, checklists and templates current
- Work with the Leasing and Owner Teams on turnovers, renewals and resident transitions
What We Are Looking For
- 2+ years in property management, maintenance coordination or a similar resident- or customer facing role
- Working knowledge of home maintenance and repairs (plumbing, electrical basics, HVAC, appliances, drywall, roofing, water intrusion). You don't need to do the repairs, but you need to understand them.
- Very detail-oriented, with clean and thorough documentation habits
- Calm, professional, and empathetic when residents are frustrated
- Able to manage many open items at once and prioritize well
- Comfortable with technology and quick to learn new software
- Valid driver's license, reliable vehicle, and current auto insurance
Nice to Have
- Experience with AppFolio, LeadSimple or zInspector
- Knowledge of Colorado landlord-tenant law, including warranty of habitability and security deposit rules
- Colorado real estate license or a property management designation
Schedule
- Monday through Friday, 8-5 pm
- Occasional after-hours availability for true emergencies (Weekly Team Rotation for On-Call)
