Maintenance Support Specialist
Reports To: Maintenance Supervisor
FLSA Status: Non-Exempt
Employment Status: Full-Time
PTP Construction Services, LLC is seeking a dependable, motivated, and service-oriented Maintenance Support Specialist to support the daily operation, appearance, and functionality of commercial and residential properties. This position performs general building repairs, routine property inspections, porter services, basic janitorial and landscaping duties, project support, company errands, and other operational tasks to help maintain safe, clean, and well-maintained facilities.
The ideal candidate is organized, self-motivated, and takes pride in providing exceptional service while maintaining company properties to a high standard. This position requires flexibility, the ability to manage multiple priorities, and participation in an after-hours emergency standby rotation.
Key ResponsibilitiesGeneral Building Repairs
- Perform minor building repairs including painting, drywall patching, caulking, hardware replacement, fixture installation, light carpentry, door and cabinet adjustments, furniture assembly, and other general building repairs.
- Replace light bulbs, ceiling tiles, HVAC filters, batteries, weather stripping, and other routine building components.
- Install or replace signage, shelving, dispensers, and other building accessories.
- Assist with furniture installation, office moves, and equipment relocation.
- Identify repair needs requiring specialized trades or licensed contractors and report them to the Maintenance and Projects Supervisor.
General Site Inspections
- Conduct scheduled inspections of assigned properties to identify maintenance needs, safety hazards, housekeeping issues, vandalism, and deficiencies affecting the property’s appearance or operation.
- Inspect building exteriors, parking lots, sidewalks, lighting, landscaping, fencing, signage, common areas, and vacant suites.
- Document inspection findings, including photographs when appropriate, and report recommended corrective actions.
- Follow up on identified issues to ensure timely resolution.
After-Hours Emergency Standby
- Participate in a scheduled after-hours emergency standby rotation.
- Receive standby pay while assigned to the standby schedule in accordance with company policy.
- Respond to emergency property issues outside of normal business hours within established response time requirements.
- Document emergency call-outs and work performed.
- Overtime or additional compensation for emergency response work will be paid in accordance with company policy and applicable wage and hour laws.
Basic Janitorial Services
- Perform light janitorial services in common areas, offices, vacant suites, restrooms, and other assigned spaces.
- Sweep, mop, vacuum, dust, clean glass, sanitize surfaces, and maintain a clean environment.
- Empty trash and recycling containers.
- Restock restroom and janitorial supplies.
- Maintain janitorial equipment and storage areas in a clean and organized condition.
Porter Services
- Maintain the overall cleanliness and appearance of assigned properties.
- Remove litter and debris from parking lots, sidewalks, landscaped areas, and common spaces.
- Empty exterior trash receptacles.
- Clean entrances, walkways, dumpster enclosures, loading areas, and other exterior common areas.
- Remove graffiti, stickers, and other minor cosmetic issues when practical.
- Assist with event setup, furniture moving, and special cleanup projects.
Basic Landscaping & Grounds Maintenance
- Perform routine landscaping and grounds maintenance including mowing, edging, trimming, pruning, watering, weeding, mulching, and seasonal planting.
- Remove leaves, litter, branches, and debris from landscaped areas.
- Assist with snow removal and ice treatment during winter weather.
- Help maintain an attractive and professional appearance throughout all managed properties.
Project Support
- Assist with facility improvement projects, tenant improvements, office moves, equipment installations, and miscellaneous construction activities.
- Deliver, organize, and stage tools, equipment, and materials.
- Support contractors and vendors during project work.
- Maintain clean and organized project areas.
Operational Support & Company Errands
- Pick up and deliver materials, tools, supplies, equipment, mail, and documents between company offices, vendors, suppliers, and managed properties.
- Purchase materials and assist with inventory management.
- Safely operate company vehicles while conducting company business.
- Provide operational support to other departments as assigned.
Safety & Documentation
- Follow all company safety policies and procedures.
- Identify and promptly report unsafe conditions or hazards.
- Complete work orders, inspection reports, checklists, and other documentation accurately and on time.
- Properly use, maintain, and store company tools, vehicles, and equipment.
Customer Service & Communication
- Maintain professional and courteous communication with tenants, property owners, vendors, contractors, and coworkers.
- Respond to routine requests promptly and professionally.
- Represent the company in a positive and professional manner at all times.
Other Duties
- Perform other maintenance support, operational, and property-related duties as assigned.
Working Conditions
This position requires regular travel between commercial and residential properties. Work is performed indoors and outdoors in varying weather conditions and may require occasional evenings, weekends, holidays, and after-hours work as part of the emergency standby rotation. The position requires frequent standing, walking, bending, lifting, climbing, and the ability to safely operate company vehicles and equipment.
Qualifications
- High school diploma or GED preferred.
- Previous experience in property management, building services, facilities support, custodial services, landscaping, construction, or a related field preferred.
- Experience performing general building repairs and operating common hand and power tools.
- Basic knowledge of commercial building operations and property maintenance practices.
- Ability to identify issues requiring specialized trades or outside contractors.
- Valid driver’s license with an acceptable driving record.
- Ability to safely operate company vehicles.
- Ability to lift up to 75 pounds and perform physical work, including standing, walking, bending, kneeling, climbing ladders, and working indoors and outdoors in varying weather conditions.
- Strong organizational skills and attention to detail.
- Excellent customer service, communication, and interpersonal skills.
- Ability to work independently, prioritize multiple assignments, and maintain a professional appearance.
- Willingness to participate in an after-hours emergency standby rotation.

Pay: $23.00 - $28.00 per hour
