Job Description
Objectives
- Lead the strategic management of the Americas portfolio, ensuring alignment between business priorities, portfolio strategy and real estate investments.
- Deliver portfolio outcomes that improve business effectiveness, portfolio performance, cost efficiency, utilization and long-term value creation.
- Drive strategic portfolio programs including footprint transformation, location strategy implementation, portfolio optimization initiatives, M&A-related activities and other business-critical programs.
- Ensure successful execution of major real estate transactions across the region, including leasing, acquisitions, disposals, renewals, developments and portfolio restructuring initiatives.
- Build strong partnerships with business leaders and stakeholders to support business growth, transformation, innovation and operational priorities.
- Support executive decision-making through development of business cases, portfolio recommendations and investment proposals.
- Contribute to the continuous evolution of Asset Management capabilities, governance frameworks and future portfolio leadership practices.

Key Responsibilities
Portfolio Strategy and Performance
- Own the strategic management and performance of the assigned portfolio.
- Develop portfolio strategies aligned with business objectives, workplace strategies and corporate real estate priorities.
- Partner with business leaders to understand future demand, growth opportunities, transformation priorities and workforce requirements.
- Identify opportunities to optimize portfolio efficiency, utilization, cost structure and business support.
- Assess portfolio risks, opportunities and investment priorities and develop mitigation and optimization plans.
- Monitor portfolio performance through meaningful business and portfolio metrics.
- Drive accountability for portfolio outcomes and benefits realization.
Strategic Portfolio Execution
- Lead execution of strategic portfolio initiatives including footprint optimization, consolidations, location strategy implementation, business transformations and portfolio restructuring programs.
- Support business growth, transformation and organizational change through effective portfolio planning and execution.
- Ensure portfolio strategies are translated into executable programs and measurable business outcomes.
- Coordinate cross-functional stakeholders to ensure successful implementation of portfolio initiatives.
- Support REBC initiatives, strategic site transformations, operating model changes and other high-priority business programs.
- Drive execution discipline, accountability and delivery across multiple concurrent initiatives.
Transaction Leadership and Execution
- Accountable for the successful execution and business outcomes of all major real estate transactions within the assigned geography.
- Lead transaction strategies involving leasing, renewals, acquisitions, disposals, developments, subleasing and restructuring activities.
- Develop transaction recommendations that balance business requirements, portfolio objectives and financial considerations.
- Manage complex negotiations and transaction programs together with brokers, landlords, legal, finance and other stakeholders.
- Drive timely execution of approved transactions through governance and implementation processes.
Business Partnership and Stakeholder Leadership
- Act as a trusted advisor to business leaders on portfolio strategy, workplace transformation and real estate decision-making.
- Partner closely with Business Groups, Country Leadership, HR, Finance, Procurement and other stakeholders.
- Build trusted relationships that accelerate decision-making and execution.
- Influence outcomes and drive consensus in a complex matrix organization.
- Represent Real Estate in executive discussions and strategic planning activities as required.
Governance, Business Cases and Executive Decision Support
- Develop strategic recommendations, portfolio scenarios and business cases supporting investment decisions.
- Prepare executive-level materials and recommendations for governance forums and leadership reviews.
- Support investment prioritization and portfolio decision-making.
- Maintain high standards of portfolio governance, reporting and data quality.
- Ensure decisions are supported by robust financial, operational and strategic analysis.
Capability Development and Continuous Improvement
- Contribute to the development of Asset Management capabilities, methodologies and best practices.
- Share knowledge and lessons learned across regions and portfolios.
- Support future portfolio leadership capability development.
- Promote innovation, continuous improvement and new ways of working across portfolio management activities.
- Contribute to the ongoing evolution of the Real Estate operating model.
Sustainability & Risk Considerations
- Integrate sustainability, ESG, and resilience considerations into location strategy recommendations.
- Identify geopolitical, regulatory, labor, and operational risks associated with location decisions.
- Support Nokia’s long-term sustainability and resilience objectives through informed portfolio planning.
- Champion innovation across the organization by identifying opportunities leading initiatives to implement new methodologies, innovative construction methodologies and leverage technology tools (e.g., Building Information Modeling, project management software) to improve efficiency and project outcomes.

Key Skills And Experience
Education
- Bachelor’s degree in business, Real Estate, Finance, Economics, Engineering, or a related field.

- 10+ years of experience in corporate real estate, portfolio management, asset management or strategic real estate roles.
- Demonstrated experience leading complex real estate transactions and portfolio transformation programs.
- Proven experience managing multiple strategic initiatives simultaneously in complex environments.
- Experience supporting executive decision-making through business cases, portfolio analysis and strategic recommendations.
