Are you a detail-oriented banking professional who enjoys both behind-the-scenes loan operations and building relationships with customers? Heritage Bank is looking for a Loan Services Banking Specialist to combine loan servicing expertise with hands-on branch support.
Position Summary
The Loan Services Banking Specialist is an in-branch role that combines loan servicing expertise with retail banking support. The position is assigned to work in a branch in Spicer, Pennock, Raymond, or Willmar. It provides an additional on-site staff presence, especially in smaller or lower-traffic branches, while completing loan servicing responsibilities and supporting branch customers throughout the workday.
Core Responsibilities
Loan Servicing and Operational Support (70-80%)
- Board and maintain consumer, commercial, agricultural, and mortgage loans within the core system.
- Process loan advances, payments, payoffs, modifications, renewals, and maintenance requests.
- Establish and maintain automatic payments, ACH transfers, overdraft protection, and related servicing functions.
- Process collateral releases, lien satisfactions, title work, and loan-related documentation.
- Monitor loan exceptions, ticklers, insurance, taxes, escrow activity, and paid loan processes.
- Provide payoff statements and respond to customer and employee servicing inquiries.
- Perform loan balancing, reconciliations, exception monitoring, and quality control reviews.
- Support participated, purchased, SBA, USDA, FSA, and other specialty loan programs.
- Complete credit reporting, dispute resolution, year-end tax reporting, and regulatory servicing requirements.
- Assist with audits, examinations, compliance reviews, and documentation requests.
- Maintain knowledge of applicable lending regulations, including RESPA, HMDA, SCRA, MLA, flood requirements, and other regulatory requirements.
- Identify process improvement opportunities and support operational efficiency initiatives.
- Serve as a loan servicing subject matter expert for branch employees and other departments.
Branch Banking and Customer Support (20-30%)
- Work on-site in a Spicer, Pennock, or Willmar branch and provide daily retail coverage based on staffing and business needs.
- Assist customers with deposits, withdrawals, transfers, loan payments, cashier’s checks, and other teller transactions.
- Support account opening and account maintenance activities as needed.
- Deliver outstanding customer service through in-person, phone, email, chat, and digital channels.
- Educate customers on digital banking tools, payment options, and self-service resources.
- Assist branch teams during vacation coverage, staffing shortages, training periods, or special projects.
- Serve as an additional on-site staff member in smaller or lower-traffic branches while completing loan servicing work and remaining available to assist branch customers.
- Maintain cash handling, balancing, security, and dual control procedures when assigned retail responsibilities.
Secondary Responsibilities
- Participates in all required BSA training and demonstrates knowledge of BSA relative to job responsibilities.
- Responsible for security as it applies to this position.
- Perform additional duties as assigned to support team and organizational goals.

Education
- Associate degree in Business, Finance, Accounting, Banking, or a related field preferred.
- Equivalent banking experience may be considered.
Experience
- Minimum of two years of loan servicing, loan operations, loan administration, or related banking experience required.
- Retail banking, teller, or customer service experience preferred.
- Experience working with loan documentation, collateral, loan maintenance, and servicing functions required.
- CSI Core experience preferred.
Knowledge, Skills, and Abilities
- Strong knowledge of loan servicing processes and regulatory requirements.
- Understanding of consumer, commercial, agricultural, and mortgage loan products.
- Excellent customer service and communication skills.

- Ability to work on-site and travel among the Spicer, Pennock, Raymond, and Willmar branches as assigned.
