The Director of Marketing is a dynamic and strategic leader responsible for building and driving Del Mar Vacations' full marketing engine, creating the demand, awareness, and brand presence that fuels growth across both our homeowner and guest audiences. This individual owns the marketing function end-to-end, ensuring that Del Mar stands out in a competitive market and consistently generates the volume and quality of interest that empowers our homeowner and guest teams to meet their targets.
The Director of Marketing is first and foremost an operator, someone who thrives in execution, drives flawless delivery across all marketing functions, and holds themselves to a high bar. This role works in close partnership with the Director of Homeowner Revenue and the Director of Guest Revenue, translating their goals and targets into demand generation strategies that deliver the right volume and quality of interest across both audiences.
Core Responsibilities
Drive the execution and performance of all marketing functions across both of Del Mar's primary audiences: homeowners and guests.
- Own homeowner demand generation: In close partnership with the Director of Homeowner Revenue, this role aligns on strategy, priorities, and the demand targets needed to support homeowner pipeline goals. This includes designing, executing, and continuously optimizing inbound and outbound marketing strategies that create awareness and interest among prospective homeowners, owning the performance of all demand generation channels (digital, direct mail, referral, grassroots, and community-based programs) and delivering sufficient demand volume and quality to support the homeowner sales team in achieving their target new home signings per year.
- Drive guest demand and booking interest: In close partnership with the Director of Guest Revenue, this role aligns on strategy, priorities, and the demand targets needed to support occupancy and booking goals. This includes owning the marketing strategies that create awareness, interest, and intent among the right guests for Del Mar's portfolio, overseeing paid advertising, SEO, email marketing, social media, and channel-level campaigns designed to drive traffic, generate booking demand, and support the occupancy and revenue targets owned by the guest team.
- Oversee brand identity and standards: Serve as the ultimate steward of the Del Mar brand. Ensure that all content, communications, design, and campaigns reflect a consistent, premium brand identity across every touchpoint, from listing descriptions to social media to direct mail.
- Lead and develop the marketing team: Manage, coach, and grow the marketing team. Set clear performance expectations, foster a culture of creativity and accountability, and ensure the team is executing at a high level across campaigns, projects, and ongoing programs.
- Own the marketing budget: Develop and manage the marketing budget with a performance-first mindset, allocating spend across channels based on ROI and business priorities. Report on results and continuously optimize.
- Drive data-driven decision making: Own marketing analytics and reporting. Track campaign performance, measure lead quality and conversion, analyze market trends and competitor activity, and use insights to inform strategy and resource allocation. Present results and recommendations to senior leadership.
- Champion digital marketing and technology: Lead the strategy and execution of all digital marketing efforts including website, SEO/SEM, email, paid social, and CRM (HubSpot). Leverage AI, automation, and workflow tools to scale the team's output and reduce friction.
- Lead community and PR efforts: Build Del Mar's visibility and reputation in the Cape Cod community through events, sponsorships, influencer partnerships, press opportunities, and local business relationships.
Qualifications
- Champion of digital marketing and technology; proven ability to lead the strategy and execution of all digital marketing efforts including website, SEO/SEM, email, paid social, and CRM
- Bachelor's degree or equivalent experience required, MBA preferred
- 5+ years of marketing experience, with at least 2 years in a people leadership role
- Demonstrated success owning demand generation and brand execution across multiple audiences, ideally in a service or property-based business
- Deep, hands-on HubSpot integration expertise required; a demonstrated track record of building, configuring, and optimizing HubSpot within an organization.
- Experience with AI tools and automation required; must seek out new technology, experiment with it, and find ways to apply it to improve marketing efficiency, output, and performance
- Proven ability to lead and develop a team, build a performance culture, and deliver results across multiple simultaneous initiatives
- Strong analytical skills with the ability to own KPIs, dashboards, and performance rhythms; ability to communicate results clearly to leadership
- Strong working knowledge of Google Suite and major social and advertising platforms, with familiarity in tools such as Canva, Asana, and SEO platforms preferred
- Excellent written and verbal communication skills with a strong creative sensibility
- Deep understanding of brand management, content strategy, and digital marketing best practices
- Insatiable curiosity and bias toward action; someone who is constantly learning, testing, and improving
- Knowledge of the Cape Cod market and community preferred
